Request for Height Exception
Dear Lucia:
As a supplement to our current site plan application we are requesting approval of a height
exception to the limitations of the C-2 and R1A zoning districts. The C-2 zoning district permits a
maximum building height of 25 feet and the R 1 A zoning district permits a maximum building height
of 30 feet. There is also a maximum building height for the entire City, less the CBD area, of 45 feet.
The proposed church expansion meets the maximum 45 foot building height but exceeds the C-2
and R1A zoning district maximum heights. The building height as recently redefined for the
proposed church expansion is 42'-6". The peak of the sloped roof is 57'-9". The peak the tower
and cross is 72'-2".
Attached is a justification statement and response to the criteria found in Chapter 2, Section F.3
of the City's Land Development Code. Please review this information and provide me with your
comments. We ask that this be processed with the site plan application so they can be addressed
before CRA and the City Commission at the same time.

Height Exception Request
Justification Statement

A). Whether the height exception will have adverse effect on the existing and proposed land
uses.
The proposed building requiring the height exception is located in the center of the site
minimizing any adverse effect on existing and proposed land uses. The height of the
building at the nearest location to adjacent uses will be around 30 feet. As the height
increases. the building elevations steps back away from the property lines. We anticipate
this building to have a positive influence on the City and be considered to be a focal point
as you enter the downtown area.
8). Whether the height exception is necessary.
The height exception for the roof line is necessary to achieve the span and mass required
to the proposed building expansion. The height exception for the tower is cross is to
provide a proportionate identification feature unique to First Baptist Church.
C). Whether the height will severely reduce light and air in adjacent areas.
As mentioned above, the proposed building is located in the center of the site. The
nearest adjacent use is over 200 feet away. The height exception will not reduce light and
air in the adjacent area.
0). Whether the height exception will be a deterrent to the improvement or development of
adjacent property in accord with existing regulations.
The First Baptist Church is at a prominent corner of Boynton Beach and is already a
welcomed development feature as you enter the downtown area. The proposed
expansion will further enhance the entrance to the City and could initiate further
improvement or development of the area rather than a deterrent
E). Whether the height exception will adversely affect property values in adjacent areas..
The First Baptist Church has purchased the property needed to allow for the proposed
expansion. It is anticipated that this purchase plus their investment into the building
expansion will promote an increase in property values for the area.

F). Whether the height exception will adversely influence living conditions in the
neighborhood.
A primary reason for the church's decision to expand at this location is to stay close to it's
current congregation members. The church has been at this location for more than 40
years serving it's members that live in the area. The expansion will allow the church to grow
it's membership at it's present location and be an asset to the area.
G). Whether the height exception will constitute a grant of special privilege to an individual
owner as contrasted with the public welfare.
Approval of the height exception will be granted to an individual but be enjoyed by the
public membership of the area.
H). Whether sufficient evidence has been presented to justify the need for a height exception.
A site plan application for the expansion has been submitted and reviewed by City staff
simultaneously with this request for a height exception. Included in the site plan package
are architectural elevations and floor plans illustrating the proposed building. In addition
we will be presenting a video/ slide show for the expansion and justification needed for the
height exception.
