vehIcles from encroachmg mto landscape areas.
Please be adVIsed that thIS letter shall also serve as a request for an appeal to Chapter 9, Commumty
DeSIgn Plan, SectIOn 11 J 1 ThIS code sectIOn reqUlres that projects frontmg on HIgh Ridge Road
not allow bay doors to face the street. I offer the followmg in support of thIS request.

The purpose of the Community DeSIgn Plan IS to promote harmony WIth nature and a pleasant and
comprehensible coheSIveness among development wtthm the CIty of Boynton Beach. Through the
enforcement of the Plan, the local elected offiCIals shall determme the baSIC aesthetIc character to
be achIeved m the development of the commumty

Justification for Request
It IS Important to note that the tenant mIX whIch wIll be targeted for thIS project wIll be less
mtensIve uses than typIcally located in industrial projects ThIs IS supported by the fact that the bays
are bemg desIgn smaller m SIze (approXimately 2,000 sq ft:) In addItIOn, these uses wIll not have
large trucks or semI trailers makmg deltveries to the project, as these bays will not be used as
loadmg docks_ It IS antICIpated that only 'panel' trucks WIll be servIcmg the busmesses and the bay
doors \\111 only be used to access the bays for inventory or eqUIpment storage The bay doors have
been recessed approXImately fIve feet from the front of the buildmg and will blend mto the facade
as they WIll be the same color as the buildmg. The facade of the proposed buildmg have been
deSIgned to draw the eye's attentIon away from the bay doors. Slatted 'Key West' type awmngs
have been designed for the wmdows and archItectural elements have been added to the mam
pedestnan entnes facmg HIgh RIdge Road.
SectIOn J ofthe aforementioned code sectIOn states that the restriction of not allowmg the bay doors
to face High RIdge Road IS based upon the hIgh degree OfVISibIhty ofthe bUIldmgs located on HIgh
RIdge, and the fact that most of the roadways mentIOned m the sectIOn are conSIdered entrances to
the City This sectIOn of HIgh Ridge Road should be conSIdered more of a collector road, rather
than an entrance road mto the City Access to thIS sectIOn of HIgh RIdge IS eIther from Gateway
Boulevard, or from Congress Avenue VIa Mmer Road. However, the enhanced archItectural facade
of the bUIldmgs wIll nevertheless prOVIde an aesthetIcally pleasmg prOject facmg HIgh RIdge Road.
Therefore, we respectfully request that this appeal to the Commumty DeSIgn Plan be granted, due
to the nhanced facade's deSIgn elements, the Immmal number and SIzes of bay doors, and the
absen of truck wells, loadmg docks, and parkmg semI tractor trmlers.
