Dear Mr. Rumpf:
Attached please find 12 sets of the proposed revised master plan and signage program
for the above referenced Planned Industrial Development. This request is being submitted
on behalf of the Levitt Corporation as contract purchasers for lots 9, 10, 11 and 12, located
at the eastern portion of the PID. These lots are currently configured around the existing
platted cul-de-sac (copy of plat included with package). The major purpose of this
application is to request approval to relocate the cul-de-sac further to the west to facilitate
development of the aforementioned lots as one cohesive project.
The applicant has met with staff on numerous occasions and acknowledges the fact that
a replat will be necessary once the relocation of the cul-de-sac, as well as the final site
plan and associated variances for the subject lots, are approved by the City. The site plan
and variance applications will be submitted shortly and we anticipate all requests being
processed through the City on the same approval schedule.
As a part of this submittal, we are also requesting approval of a master signage program
for the PID. ThiS package consists of two PID identification signs. An eight foot height by
five foot width, double faced PID identification sign is being proposed to be located within
the PID buffer on lot 1 on High Ridge Road. A 20 foot height by 12 foot wide double faced
PIO identification sign is proposed to be located in a landscape area on the 1-95 frontage.
This sign will be located on the aforementioned site plan, as well as a project identification
sign, as allowed by code, at the entrance to the project.
