In response to your request for the administrative review and approval of the modifications proposed to
the above-referenced, approved site plan, please be informed that the proposed building additions as
shown on revised plans date stamped 12/31/01 are "minor" as defined within the Land Development
Regulations, Chapter 4- Site Plan Review
This project may continue to be processed by the Building Division as a permit application subject to
the following:
I If the scope of the project demands removal of plant material then such plant material must be
relocated to an area subject to approval of the City Forester;
Be advised that the proposed changes may require a modification to the building permit. Please

Dear Mr Slattery'
In response to your request for the administrative review and approval of the modifications
proposed to the above-referenced, approved site plan, please be informed that the proposed
additions shown on the revised plans date stamped 11/30101 are "minor", as defined within the
Land Development Regulations, Chapter 4- Site Plan Review
However at this time, the minor modification application submittal remains incomplete. The
following plans must be provided to the Planning & Zoning Division for a complete submittal in
order for staff to determine the project's compliance with the City of Boynton Beach Land
Development Regulations:
. Floor plan;
. Building elevations:
. Landscape plan
Please note that a revised landscape plan will not be required if the site plan illustrates the
removal and relocation of existing plant material. In addition, the site plan tabular data must
indicate the parking requirements for the subject project.
This project may not continue to be processed by the Building Division as a permit application
until the above referenced issues have been addressed. Please contact either Eric Johnson or me
at (561) 742-6260 should you have additional questions.

Mike - I'm sorry to bother you but as we discussed last night, Hunters
Run is
trying to start the expansion for dining in April in order to have it
completed by the time people return from up North in November 2002. We
currently have and use two dinning rooms for the evening meals. With the
change planned, we will be able to have everyone sit in the one larger dining
room most of the time which simplifies the iogistics and reduces the cost of
providing services for the members.
To meet this schedule we need to complete the Site Plan approval phase,
complete the drawings, get a permit from the City, get bids for the
renovation and select a contractor by March. It's a tall order and that's
why we are anxious to understand whether the City will accept our request for
a minor site modification as submitted by our architect last Friday
It seems that in reading the intent of the ordinance, that the expansion
for
dining really falls under the intent of a minor modification. Under Section
9-C1 of Chapter 4, it states "Does the modification increase the buildable
square footage of the development by more than five (5) percent." Section 8E
clearly differentiates between buildings and developments in showing the
intent of this ordinance. As stated In the request for site plan approval
provided by our architect, the modification is less than one half of 1 % since
Hunters Run is over 3.000.000 square feet.
The modification meets the definition of minor as stated in Section 9,
since
it will not effect the original plans for the development which include:
- No impact upon adjacent and nearby properties
_ No adverse aesthetic effect when viewed from a public right-of-way
- No change in intensity of use
- No effect on concurrency
- No effect on nearby or adjacent properties
- No effect on traffic
- No effect on elevation
_ Does not change the site layout so that the modified plan does not
resemble the approved site plan.
As I previously indicated, we are on a tight schedule and would therefore
appreciate some advanced information on whether the City will accept our
request that the addition is a Minor Site Plan change to help us move forward
in meeting our schedule and about when we might get comments from the City

Dear Mr Rumpf,
Hunters Run Property Owners Association is currently planning addition and renovations
to its clubhouse facilities, which will require minor modifications to its approved site plan.
Attached, you will find 4 sets of the site plan depicting the location of the proposed
additions. They are shaded and labeled on the site plan and represent renovations or
additions to the Main Dining Room, Grill Room, Lounge, and Administrative Offices.
All of the uses encompassed by this request for Site Plan approval exist in the clubhouse
and this request is simply minor additions of the existing facilities. As defined in Chapter
4, (Site Plan Review), Section 8, (Modification of Approved Site Plan), approval of this
request will have no averse effect on the approved Site Plan and Development Plan, no
impact upon adjacent and nearby properties, and no adverse esthetic impact when
viewed from the public right-of-way Also, there is no change in intensity of use or
concurrency Moreover, since the buildable square footage of the Hunters Run
development totals is in excess of 3,000,000 square feet and the proposed modification
totals approximately 14,316 square feet, the modification constitutes less than Y:, of 1 % of
the square footage of the development. In addition, the proposed plan meets all of the
remaining parameters of Section 9 used to establish the proposed change as a Minor
Modification.
