Dear Mr Gold:
In response to your request for the administrative review and approval of the
modifications proposed to the above-referenced, approved site plan, please be informed
that the construction of a new guardhouse facility as shown on the revised plans date
stamped 04/06/01 are "minor", as defined within the Land Development Regulations,
Chapter 4- Site Plan Review
This project may continue to be processed by the Building Division as a permit
application. Be advised that the proposed changes may require a modification to the

Dear Miss Galav'
This letter will confirm my conversation with Eric Lee Johnson, Planner, wherein I stated to him
that there will be no permanent parking on the paved area west of the gatehouse. Employees
who are working a shift will be shuttled from the present parking at the north end ofthe
property
We will have an area where people picking up keys and obtaining information may temporarily
park their vehicles.
So far as the discrepancy in the plans, the sprinkler plan was done on a preliminary draft and the
present plan should reflect a large turnaround and an area for temporary stopping of vehicles.
The Engineers Plan showing two parking spaces was an earlier draft and the correct version is as
stated in the first paragraph of this letter

The purpose of this le~er is to address the purpose and scope of work involvoo in the minor site plan
modification of the SOfth entrance to Hunters Run.

Preseutly, in the busy tfme periods, Hunters Run is experiencing backups of automobile and truck traffic
extending from the gu~rdhouse back onto Co.ngress Avenue. By modifying our eutrance we hope to
eliminate this conditio~. A. part of this project, we hope to provide cover for vehicular traffic stopping at
the gate, Improve surfaFe drainage and, also, to beantify our entrance.
Scone of Work
Beginning west of lsla?d Drive, the entrance lanes will be increased from 2 to 3 lanes, merging back to 2
lanes west of the new guardhouse.

The new guard~ouse will be moved 190 feet west of its present Jocation.

. 4 sets of drawings showing the present sprinkler system and proposed changes prepared by A.S.!.
. 4 copies of plan showing trees to be moved and removed.
. Copy ofletter from Stiles Landscape Company showing the cost of removing trees designated on
plan and moving 2 live oak trees.
. Preliminary tree and plant list with estimated costs prepared by Kimberly Moyer, A.S.L.A.
Landscape Architect.
We have a budget of $65,000 for landscaping plus the removal and moving of trees. Final determination
of choice of Mejool Date Palm trees or substitution of Royal Palms will be determined by bid prices.
As per the submitted plan th9 first floor will contain 870.2 square feet with an attic of the same square
footage served by pull dowll/itairs. It is anticipated this facility will be staffed by a maximum of 3 people
per shift, being the same number as presently utilized.
Colors will be the same as per the rendering, a copy of which is hereby submitted. The structure will be a
light tan with the roof and pavers a muted orange color
Enclosed please find a check in the amount of $100 to cover this application.
The purpose of this project by Hunters Run Property Owners Association is to eliminate the backup of
traffic, afford protection from the elements to motorists stopping at the guardhouse, improve surface
drainage, as well as upgrading the landscaping and structure.

on the north side of the drive are of any value. These can be transplanted

I have been trying to reach you by telephone but I always receive a busy signal. I need to speak
with you regarding your plans that you submitted on April 4, 2001.
The Planning & Zoning Division has determined that the revisions to the site plan are considered
"minor" as defined within the Land Development Regulations, Chapter 4 - Site Plan Review,
The only problem that I see with your plans is that they don't match each other For instance, the
plans produced by Aquamatic Sprinkler Systems indicate that one (1) parking space will be provided
within the vehicle turn-around area just west of the new guardhouse. However, the site plan
produced by John Boccari do not indicate this parking space at all, while the plans produced Florida
Consulting Engineers indicate two (2) parking spaces will be provided in the vehicle turn-around area.
The plans need to match each other This discrepancy between the plans must be rectified before
Planning & Zoning will allow the project to proceed through the permitting process.
