As requested, the following is a justification for the previously requested variances
accompanying our application for site plan approval for the Woolbright Grille:
. Variance relating to entry trellis area within front setback. The code prescribes a
20-foot front setback for our project. Our conditions and circumstances are quite
unique in that a portion of our front setback (west) is adjoining the adjacent
property containing a retail building. The yariance requested is for the construction
of a trellis entry feature creating a covered main entrance to the restaurant. The
purpose of a street / front setback is to govern the location of structures facing a
street right of way In this circumstance, the location of the trellis within the front
setback faces the adjacent building, and does not allow it to be constructed any
closer to the street right of way, and only provides a more aesthetically pleasing
and architecturally compatible element to be added to the entrance of our building.
. Variance relating to awning covering over service area at north side within side
setback. The north side setback for this project has been increased due to its
relative adjacency to a residential zoning district. Howeyer, in this case the
residential property occurs to the north of our property and across Woolbright Road
and the bridge over the intracoastal. We are proposing a service entrance and
yard on the north side of our building within the setback, screened by a masonry
wall. The bridge ramp adjacent to our property along the north side is at an
eleyation that will allow the yehicular traffic to look down from the bridge into the
service yard. By allowing this project to construct an awning over this service yard,
it allows us to proYide a yisual screen shielding the service yard and equipment
from view In addition, the adjacent residential apartments will never have a direct
view of the service yard and this proposed awning, our request in no way will be
injurious to the neighboring property or the public welfare.

· Variance relating to cantilevered awning at east side of the rear setback. This
request is to allow a cantilevered awning structure 10-foot into the east rear
setback to coyer outdoor seating. The east rear setback area contains a deck
seating area abutting the intracoastal waterway The physical configuration of the
property on which this restaurant is located is very unusual in nature. It tapers
from north to south very quickly, creating a yery shallow east to west dimension.
The design of a building on this site allows for no additional room for a structural
canopy, therefore the addition of a cantilevered awning created a solution not
requiring any structural elements within the setback. This awning will not affect or
impede any yiews from neighboring properties, and will only add a positive
aesthetic element to this building and the project.

Dear Rumpf,
This letter will act as our request for a minor site plan review for minor improyements to
the Riverwalk Shopping Plaza. This is associated with our application for site plan review
and approyal for the Woolbright Grille Restaurant. The minor improvements to the
Riverwalk Shopping Plaza are illustrated on our attached site plan and include the
relocation of a dumpster from the north to the south end of the property, addition of a new
dumpster for the proposed Woolbright Grille Restaurant, relocation of parking spaces, the

the Riyerwalk Shopping Plaza. This is associated with our application for site plan review
and approval for the Woolbright Grille Restaurant. The minor improyements to the
Riverwalk Shopping Plaza are illustrated on our attached site plan and include the
relocation of a dumpster from the north to the south end of the property, addition of a new
dumpster for the proposed Woolbright Grille Restaurant, relocation of parking spaces, the
change from one way traffic flow at the rear (east side) to two way traffic, and the addition
