Dear Mr. Tomkins:
In response to your request for the administrative review and approval ofthe modifications proposed
to the above-referenced, approved site plan, please be informed that the site improvements proposed
on the revised plans date stamped OS/21/03 are "minor", as defined within the Land Development
Regulations, Chapter 4- Site Plan Review. The following bulleted list itemizes the approved site
improvements:
. Window to west elevation;
. Relocation of drive-through window;
. Removal of wheelstops in parking lot;
. Driveway entrance width increased to 40 feet (approved by Engineering Division)
This project may continue to be processed by the Building Division as a permit application. Be advised that
the proposed changes may require a modification to the building permit. Please contact me at (561)

Dear Mr. Tompkins:
This office is in receipt of your June 27, 2003 letter, received via facsimile on the same date. Your concern
was your proposed 40- foot driveway opening on the 'current' engineering plans versus "(code calls for 32
feet of width)", requesting a consideration for the greater width.
On the last City Commission approved plan (COUS 01-007 - 3rd Review) dated March 5, 2002, the
driveway approaches on both Congress Avenue and Woolbright Road were shown as 32 feet wide (at the
right-of-way line). Am I led to believe that you have submitted another site plan for approval reflecting 40-
foot wide approaches? None has crossed my desk in regards to this question.
However, having said that, I refer you to our new Engineering Design Criteria Handbook and
Construction Standards, dated February, 2003, and issued commencing on April 14, 2003, Chapter 4,
Section Vill, Paragraph B.3, which states as follows:
"Commercial Driveways: Unless otherwise specified herein, or by prior approval from
the City Engineer for alternative design, driveways shall be constructed in accordance with
FDOT Standard Index No. 515 or 516, as applicable. Dimensions at the right-of-way line
shall comply with the minimum widths set forth in LDR, Chapter 6 (Required
Improvements), Article IV (Design Requirements for Required Improvements), Sec. 1, and
Standard Drawing #K-16."
In reviewingFDOT Standard Index No. 515. and our Standard Drawing#K-16, the connection width (for
the ADT of2000 - 4000 trips/day or 200 - 400 trips/hour) on a two-way roadway would be 26' minimum
and 40' maximum. Thus. I believe your request for a 40-foot throat opening would be permissible if the
roadway traffic is at this threshold.

Your letter did not specify on which roadway this proposed driveway opening is located. Please be advised
that both Congress Avenue and Woolbright Road are owned and maintained by Palm Beach County, thus a
driveway permit (change) will be required from that agency. In addition, please submit a copy of the
revised site plan to my attention.

Dear Lusia,
Pursuant to our meeting, please accept this letter as a formal request for a
minor site plan revision. The revisions made were to add windows to the west
elevation of the one story commercial building; move the drive thru
approximately 20 feet to the west in order to line up with the interior floor
plan as to the location of the pharmacy; remove the wheel stops from the
parking area directly east of the main entrance of the Walgreens, as this is
considered to be a tripping hazard; and to make the entrances 40 feet in width
to better facilitate the ingress / egress for the delivery vehicles and to request
the height of the sign to be twenty feet as originally shown on the site plan.
As per your suggestion we have tried to design the sign to match the "Jarods"
sign as close as possible. I have enclosed four copies of the revised site plan
along with the supporting architectural drawings. I have enclosed the
$100.00 check for this request.
