Dear Mr. Bridges:
In response to your request for the administrative review and approval of modifications proposed to the
above-referenced, approved site plan, please be informed that the proposed changes regarding the
addition of a fitness center and golf cart storage shown on the plans dated 5/01/00 are "minor", as defined
within the Land Development Regulations, Chapter 4- Site Plan Review.
This project may continue to be processed by the Building Division as a permit application with the
following requirements:
a. Replace cypress mulch with another approved mulch. Cypress mulch is not permitted.
b. Provide building colors and materials on the elevations drawings. Colors and materials must be
compatible and consistent with the existing development.
c. All proposed signage must be shown on the site plan. If signage is to be provided, indicate
location and dimensions on the plans.

St. Andrews' Fitness Center Addition MMSP 00-027
I've reviewed the above mentioned plan for typical zoning compliance. Due to the type and size
of the addition and the attached as build survey, I didn't feel that control plan review was
necessary. However, there are some plan deficiencies that should be addressed:
a. There was no mention of signage. I would assume that they would have directional
signs but none are shown.
b. The submitted architecturals do not include building colors or even some building
materials and finishes.
c. A note on the landscape plans needs to be changed regarding the use of cypress
mulch.
In general all of the plan variations listed above are minor and have been achieved without
significant change to the major elements of the approved site plan. The items listed above can
easily be taken care of with a comments letter.

Minor Site Plan Modification
Dear Mr. Rumpf,
We submit plans for a minor site plan modification, which involves the addition of a small fitness
centre and storage for golf carts.
We feel that it is a minor site plan modification as it meets all of your criteria under paragraph C
of Sec. 9 Site Plan Review.
The increase of all buildable square footage on site is only 1.8%. See table
drawing Al.1.
There is no reduction of parking spaces, and it is only useable by the members of
the club/apartment residents only.
No, it does not cause the development to be below the development standards for
the zoning district. We feel that it increases the standard.
The architecture and placement of the fitness centre does not affect any adjacent or
nearby prol?erty, nor reduce required physical buffer.
Great care m planning the fitness centre has been taken so as not to have to remove
any trees from around the building, and the building design matches the existing
buildin~ architectural style.
We believe that the modified development meets all the concurrency requirements of
Boynton Beach Comprehensive Plan.
The impact of this addition is very minimal and does not in any form alter the
approved site plan.
We hope that this short letter helps you in understanding the project.
