Marsh Date Held 12/09/02 Date 12 December 2002 St. Andrews Club Renovation/Expansion Proiect No: 2232 Present: Eric Johnson Max Ducoste Amedee Ken Hall Tim Large Roger Kemmer Mark Marsh Planner Planner Engineering Dept. Building Dept. Fire Dept. Digby Bridges, Marsh & Assoc. Discussed: 1. MM presented overall expansion concept - adding +/- 6,000 sq.ft. to existing club - total +/-19,000 sq. footage. 2. Zoning was confirmed to be R-3. 3. Parking requirements were discussed. E.J. confirmed that Club building requires - 5 spaces + 1/300 sq.ft. for office area per Section 11-11 Chapter 2. Copy of code issued to MM After review it was agreed by all parties that existing parking met and exceeded requirements. K.H. confirmed that existing parking layout can remain even though the back up area does not meet the current 27' back up lane requirement. KH also confirmed that site drainage, paving improvements can remain as is. 4. E.J. confirmed no designated loading area required. 5. E.J. stated that it would be preferable to keep the proposal to a "Minor Site Plan Modification". To achieve this the proposal would have to be less than 5% square footage expansion over existing building area. Anything over 5% requires full Board Review +/- three (3) month review period. Minor Modifications require Administrative review only. To achieve the 5% E.J. agreed to count all the building area on club property (both side of AlA) this includes Club facilities and residential buildings. The Foregoing Is A Summary Of The Meeting Held Regarding This Project, If This Does Nol Agree With Your Records Please Noluy This Office, 6, Administrative review/submittal requirements are 4 sets of documents including: Site Plan Floor Plans Elevations Updated Survey 7. J.L. asked that the following be identified on plans: (a.) Uniform Building Code - table 500 for allowable height. (b.) Uniform Building Code - table 100-3.1 for occupant load (c.) Identify each room capacity (d.) Indicate means of egress - existing and new 8. R.K. - confirmed that floor areas less than 12000 sq.ft. do not require fire sprinklers. 9. No formal deadline for submissions under "Minor Site Plan Modifications", The Foregoing Is A Sllmmary Of The Meeting Held Regarding This ProJect.
