Dear Mr. Rumpf:
I have contacted Mr. Wildner of the Parks Department per your suggestion in your letter
dated November 30, 1999.
Currently, the Tradewinds at Dos Lagos Condominium Board is looking into a
Landscape Quiet Area as an alternative recreational amenity for the dock and gazebo
that were removed.
After meeting with a Landscape Architect we will submit preliminary plans to Mr. Wildner
and then, if acceptable, will make formal application for a permit to the City's Building
Department.

Re: Tradewinds at Dos Lagos MMSP File No. 99-027
In response to your request for the administrative review and approval of modifications proposed to the
above-referenced, approved site plan, please be informed that the proposed change is "minor", as defined
within the Land Development Regulations, Chapter 4. Site Plan Review.
However, the dock proposed to be removed from the plan is a part of the minimum Dos Lagos recreation
amenities (originally required for a reduction of impact fee.) Consequently, to avoid the re-calculation of
impact fees, the dock and gazebo must be replaced with recreation facilities similar to those shown on the
approved plans, or alternative facilities as defined by the City's Land Development Regulations. Please
contact John Wildner at (561) 742-6226 for further details, and further revise (and submit) your plans to
show the acceptable recreation amenities.
This project may continue to be processed by the Building Division as a permit application. Your permit
application shall include details absent on site plan, such as new recreation amenities (supplement for the
dock), parking dimensions and details, etc.

Jim - I looked through our TRC files and can find nothing on Tradewinds at Dos Lagos ( or anything specific on Dos Lagos
for that matter). A dock could be a recreation component. If you have a master plan in your files, I probably could tell.
If you could pull out the file, I'll stop over your office at about 11 :30 .

Hi John,
In regarding to the Tradewinds at Dos Lagos, they are requesting P&Z Dept, for a minor modification to removed
a dock with a gazebo. The dock is located on the western edge of Lake Marissa, it was destroyed by the recent
storm.
Does this removal of the dock affect any count for the Dos Lagos's recreation amenites?
Please, confirm and reply to me ASAP.

Miner Site Plan Modification and Code Compliance
Dear Mr. Rumpf:
In response to your letter of October 28, 1999, I am enclosing a check in the amount of $100.00 for
the processing fee and a copy of the approved site plan with requested revisions.
The Tradewinds at Dos Lagos Condominium Association, Inc., is requesting a minor revision to the
site plan for the following:
1) Move handicapped space from west end of parking area to east end of parking area in front of
units 101-104 Via de Casas Norte to accommodate handicapped unit owner in unit #102, in
accordance with the requirements of the Federal Fair Housing Act.
2) Remove dock on western edge of Lake Marissa after having become dislodged and destroyed
in storm.
The members of the Board of Directors and myself, being private citizens, are unfamiliar with Building
and Zoning procedures and, as laymen, implore your assistance in this matter. Given this fact and
the date of your response, the Board is also requesting a 3D-day extension on the compliance date.

January 8, 1991 to inform them that all asphalt corrections were complete.
To date I do not beleive that our final site inspection has been passed.

inspection as the asphalt was the only item pending.
