Dear Ms. Logan:
The Vermeer Project consists of a 14,400 sf industrial warehouse building on a
4.32 acre parcel of land. The project will be on three existing and previously
platted lots in the M-1 Zoning District of the City of Boynton Beach. The traffic
generation rate for residential townhouse units is 6.97 tips per day per 1,000 sf.
Therefore, the project will generate a total of 98 trips per day. Since the project
generates less than 200 trips per day, it qualifies as a deminimus development
project and is not subject to review under the Palm Beach County Traffic
Standards.
Attention should also be given to the fact that this will be one 14,000 sf building
on three platted industrial lots. If three different entities bought and developed the
three lots individually, the traffic generation would have been three times as high.
Also, the traffic concurrency was previously accounted for by the prior approval
of the overall industrial park in 1990., which showed this project as being three
separate, developable lots.
