The Palm Beach County Traffic Division has reviewed the traffic generation statement for
the proposed medical office project entitled; Boynton Beach Cancer Center - Freeman
Medical Office, pursuant to the Traffic Performance Standards in Article 15 of the Palm

Based on our review, the Traffic Division has the following comments:
· The Year 2002 build-out date on the previous approval has passed, and since
the project is expected to generate more than 20 peak hour trips, it is required to
submit a new traffic study (not just a trip generation statement) and address all
TPS requirements. The study must include a new build-out date, which will be
used as the basis of the new traffic analysis. Be advised th3t the P",lm Beer-h
County TPS requirements was modified in April 2003, and all TPS related traffic
analysis are now peak hour based.

This letter serves as the Traffic Generation Letter for the above-referenced project. The proposed
facility is located on the northwest comer of Woolbright Road and SW 22nd Street in the City of
Boynton Beach. The proposed project involves the construction ofa 6,000 square foot (SF) medical
office.
Please find enclosed Tables 1, 2, and 3 which provide the trip generation rates used and the trips
generated by the proposed project. The proposed project results in 195 daily trips. Since the total
average daily traffic generation expected from the proposed project is less than 200 trips, a traffic
study is not required.

Dear Mr. Kelley:
A brief recap of the history of this project follows. Site plan approval was
received November 8,2002 for the Woolbright Medical Building. A one
year extension was requested and approved. In 2003, the requirements
changed to locate an X-ray room and associated spaces on the ground floor,
reducing the amount of parking and related square footage. The name was
changed to the Boynton Beach Cancer Center. The project received a minor
modification approval on April 4, 2003.
Working drawings were prepared based on the approved plans and submitted
for permit in October. Building permits were not issued prior to expiration of
the site plan approval on November 8.
All site planning and building design was based on 9 x 18 foot parking stall
standards then in effect and approved. Due to the restricted size of the site,
the majority of the building is on a second floor level over the parking. The
size and shape of the structure is related to the parking stalls, with columns
fitted between the parking spaces. In addition, the parking layout includes
end aisle parking of3 spaces at 9 feet which equals the 27 foot aisle as required
at that time. An increase to the new stall size would require a complete redesign
of the site and building, for which all architectural and engineering work has
been completed.
We request that you allow continued use of the 9 x 18 foot stalls originally
required and approved for this site.
