Dear Mr. Jenner:
In response to your request for the administrative review and approval of the modifications proposed to
the above-referenced, approved site plan, please be informed that the changes proposed on the revised
plans date stamped 04/04/03 are "minor", as defined within the Land Development Regulations, Chapter
4- Site Plan Review. The modifications include the following:
· Combine ingress / egress lane (25 feet in width);
. Building area reduction (from 7,270 square feet to 6,796 square feet)
· Elevation changes (due to addition of X-Ray room);
· Elimination of parking spaces;
· Landscape changes;
This project may continue to be processed by the Building Division as a permit application subject to the
following conditions:
1. Correct the boundaries of the 12- foot utility area along Southwest 22nd Street;
2. The Silver Buttonwood trees must be installed at minimum 12 feet overall height;
3. The Redtip Cocop1um hedge must be installed at minimum 24 inches overall height;
4. Must comply with all original project Conditions of Approval.

provide this division a memorandum containing a description of the unresolved conditions. If
the unresolved conditions are not permit related, please notify the owner or the owner's agent to

This letter serves as the Traffic Generation Letter for the above-referenced project. The proposed
facility is located on the northwest corner of Woolbright Road and SW 22nd Street in the City of
Boynton Beach. The proposed project involves the construction of a 5,282 square foot (SF) medical
office.
Please find enclosed Tables I, 2, and 3 which provide the trip generation rates used and the trips
generated by the proposed project. The proposed project results in 12 AM peak hour trips and 18
PM peak hour trips. Since the total peak hour traffic generation expected from the proposed project
is less than 20 peak hour trips, a traffic study is not required.

increase visibility.

Per your request I have reviewed the above referenced Site Plan (received on January 29, 2003) and

1. Although the LOR (Chapter 23, Article II, Section H.1) specifies a minimum r1ieway width of 20 feet
for two-way drives I stronolv recommend increasing the driveway width to'~~et (two - 12 ft. lanes).
The added width will increase driver comfort since they are entering an "enclosed" area. Also the
proximity of the drive to Woolbright Rd. means that drivers will be attempting to get off the road and
into the driveway a little faster - this will provide them a little more maneuverability.
2. I recommend "flip-flopping" the handicap parking so that the two provided spaces are immediately
adjacent to the stairs. This is suggested to prevent the exiting passenger(s) (possibly handicapped)
from having to maneuver in and out of the vehicle that close to entering traffic.
3. Provide an ADA accessible walkway in front of the handicap parking spaces (Florida Accessibility
Code 4.6.2(2)).
4. The developer should be advised that the Engineering Division is in the process of updating our
standards. Current standards require parking stalls to be 9 ft. x 18 ft. (12 ft. x 18 ft. for handicap
parking) with a 27 ft. backup. The new standard will be for a 9 Y:z ft. x 18 Y:z ft. stall with a required 25
ft. backup distance. Handicap parking stall size and requirements remains the same.

Weare submitting herewith 4 sets of plans revised to incorporate additional
ground floor requirements required by the new client for this building.
Please note the new name for the building "Boynton Beach Cancer Center".
The proposed site plan has been modified somewhat from the plan sketch you
reviewed when we last met, as follows:
1. The entrance drive has been widened to 24 feet and moved to enter under the
South end of the building. This will offer an easier access to the handicapped
parking spaces, and afford more safety for them by placing them farther from the
entering traffic.
2. With the drive relocated, the relationship of the elevator and nearby stairway
is similar to that in the approved site ;lan resulting in fewer changes in the
building elevation facing on SW 22n Street.
3. The stairway accessing the X-Ray unit is now shown as a scissor stairway to
provide a direct exit from the stairway to the exterior as well as to the ground
floor interior.
I am enclosing the Site Calculations Comparison Summary with this letter for
your convenience in comparing the proposed plan to the approved plan. The
calculations on the Site Plan Sheet A-I applies to the revised plan.
