March 31, 2003 To: The City of Boynton Beach Ref: Our Code Variance Application We would like to request expedited handling of this application to make the May 20th Commision meeting, if possible. The justification for special handling is: · This lot was given to us by the city but is unbuildable as is · We were in the process of permitting 3 lots in a triangular area a block west of Sea Crest on NW 8th Ave but were informed that the city wants this property to relocate a church · We will be completeing the 3 houses we are currently building by May 10th and will be out of business until we get the walls up on this property. Hopefully we can submit the permit for review in parellel with the processing of the variance so it will be ready when the Commision approves the variance. It would be a shame to have to cancel the community volunteers that help us provide afforable housing for deserving people in your community. By copy of this letter, we are requesting Octavia Sherod's Community Redevelopment Department to pay the fees for the variance required to make the donated lot buildable. Please feel free to contact me by e-mail.ishelly1@iuno.com. or phone (561) 362-0374, We appreciate your help in our mission of eliminating substandard housing in our community. r~ John Shelly VP Construction rn rs ~ R r .'. is 1\ 3 I r 1'., IJ \ \ i" R~; ~1:1'1. A. This lot was given to us by the city but is un-buildable even under the Non-Conforming lot rules. B. The lot would be unbuildable without a variance due to surrounding property restrictions not caused by the applicant. C. This problem is common in this neighborhood, Granting the variance would allow us the privilege of building a SFR enjoyed by current residences, D, See B above, Affordable housing builders need to have this type of variance to obtain infill lots and keep the prices affordable, E. This variance will allow Habitat for Humanity to build much needed affordable housing. F. It is a recognized fact that Habitat homes and home owners upgrade the neighborhoods in which we build, reduce crime, and add to the tax base of the community F or these reasons we feel it is in the community's best interest to grant the variance to facilitate affordable housing. - - 1111111I111111I111111111111 THIS INSTRUMENT WAS PREPARED BY: JAMES A.
