Dear Mr. Galentine:
In response to your request for the administrative review and approval ofthe modification proposed
to the above-referenced, approved site plan include but not limited to the following:
. Outdoor seats, including bar - 32 seats (272 Total Seats);
. Canopy (dark green #502 - 8056 NCS 6030 B 70 G);
. New fence (American Dogear Shadowbox by Vinyl Pre-Built Fencing);
. New shrubs along fence (Redtip Cocoplum)
Please be informed that the proposed changes on the revised plan date stamped 06/1 7/03 are
"minor", as defined within the Land Development Regulations, Chapter 4- Site Plan Review. This
project may continue to be processed by the Building Division as a permit application subject to the
following condition:
1. If the scope of the project demands removal of plant material then such plant material must be
relocated to an area subject to approval of the City Forester.
Be advised that the proposed changes may require a modification to the building permit. Please

Re: Minor Site Plan Modification
Dear Michael,
We met with some of your staff a couple of weeks ago to discuss our plans of adding an
out door patio bar and dining area to our existing restaurant at 1333 N. Congress Ave.
The meeting was very beneficial and they instructed us to submit a floor plan and an over
view of our project to for your approval.
I have enclosed four sets of plans and a check for $100.00 to start the process.
We currently have 7,886 square feet at our restaurant. We will be adding approximately
1,208 feet to the patio. We have 136 parking spaces on our property and based on the
formula that the city uses to determine if there is enough parking available we surpassed
the required amount of parking that is necessary for the addition.
We currently have 244 seats in the restaurant, we will be losing four'seats for the new
door way on to the patio. We are adding 32 additional seats outside which will bring our
total seating capacity to 272 total seats. Again, based on the cities formula we have
enough parking available. We also have a cross-over parking agreement with the bank
beside of us, which provides additional parking above the 136 spaces that we already
own.
As you can see on the plans we will be adding an attractive fence, a canopy awning
covering that will match our existing window awnings and the required amount of
landscaping that will make this addition very attractive.
