Boynton Beach Boulevard Boynton Beach, FL 33425-0310 Re: Club Meadows Clubhouse - Tract H Meadows PUD Major Site Plan Modification Application Dear Mike: This letter covers an application to request a major modification to the existing approved site plan for the effected area of Tract H of the Meadows PUD where the Club Meadows Apartments are currently developed. As discussed at previous pre-application conferences, the plans submitted with this application only show the effected area around the clubhouse. The Site Plan reflects the tabular data for the entire Tract H plus the data for the effected area. The Survey shows the existing improvements for the entire Tract H. Lincoln Property Company recently purchased the entire Club Meadows Apartment project located on the west side of Congress Avenue south of Hypoluxo Road. Ultimately they will be improving the entire property. They are starting this improvement program with the reconstruction of the clubhouse. The current clubhouse is approximately 1,800 square feet in size that was primarily used for leasing purposes with minimal amenities for the residents. The existing clubhouse is out of date , provides minimal amenities for the residents and simply needs to be improved to keep up with the apartment market in the area. The existing clubhouse will be torn down and replaced by a new club house proposed by this application. The new club house will be approximately 3,055 square feet with management offices, a fitness room, game room, business stations with computer terminals, a kitchen and a vaulted gathering room. The new clubhouse will be constructed in the same general location as the existing clubhouse with a comfortable setting adjacent to one of the project drainage lakes. Lincoln Property intends to add a boardwalk that will run from the clubhouse out into the lake as a new amenity to offer the Club Meadows residents. They are also proposing to relocate the mail box kiosk to a location next to the clubhouse. The new architectural style includes a tower that extends up from the roof line giving the project some additional identity that can be seen from Congress Avenue. The new clubhouse is the beginning of an improvement program that Lincoln Property has planned to enhance the entire Club Meadows Apartments project. Future improvements will include re- painting the buildings, making general clean-up and improvements and adding landscaping. These improvements will not only enhance the property but will also be an asset to the other subdivisions within the Meadows PUD and the City in general. We will proceed with the preparation of plans for a major site plan modification application. The site plan tabular data will list the total number of units, parking spaces and building coverage for all of Club Meadows (Tract H), but the plan will only show the effected area of the site. The engineering, landscape and architectural plans will only address the effected area. The survey will show the existing improvements and encumbrances for all of Club Meadows (Tract H). We are targeting a May 7 submittal (or as a fall back May 21) and understand the key meeting dates will be July 1 for TRC, July 22 for the Planning & Development Board and August 5 for City Commission.
