In response to your request dated July 29, 2004 for the
administrative review and approval of the modifications proposed to
the above-referenced approved site plan, depicting the following:
· Modification of the sidewalk and adjacent landscaping
Please be informed that the proposed changes on the revised plan
date stamped 7/29/04 are "minor" as defined within the Land
Development Regulations, Chapter 4 - Site Plan Review. This project
may continue to be processed by the Building Division as a permit
application subject to the following condition:
· The sidewalk revision must meet all ADA and Building department
requirements.
Be advised that the proposed changes may require a modification to

Re: Club Meadows Clubhouse
Site Plan Minor Modification
Dear Michael:
Attached are 4 sets of plans and a $1 00 fee to cover the application requesting a modification to the site plan
and landscape plan for the above referenced project. The modifications consist of relocating a sidewalk and
landscape area along the front side of the clubhouse in order to comply with slope requirements for handicap
access. The sidewalk was originally approved immediately adjacent to the travel lane of the adjacent
roadway and with the approval of this application will bring the sidewalk up against the building with
landscape in between the sidewalk and the travel lane which will create a safer condition for pedestrians.
The landscape plan has been modified accordingly to match the revisions to the site plan.
Based on these revisions, this application complies with the criteria for a minor modification as indicated below.
1 . This modification does not change the buildable square footage of the approved clubhouse building
and therefore does not trigger the modification increase by more than 5%.
2. The modification does not change the number of parking spaces.
3. The modification does not cause the development to be below the development standards for the
zoning district.
4. The modification has not adverse affect on adjacent or nearby properties nor does it reduce the
required buffers.
5. The modification does not change the elevation design of the building.
6. The modification does not effect the concurrency approval for the project.
7. The modification does not change the site plan to the point that it no longer resembles the approved
plan.
Based on the above, we respectfully request your prompt and expeditious review of this minor modification
so that the construction of the clubhouse can continue. Should you need any additional information, please
call. We also ask that once your determination has been made that you provide us written documentation
so that it can be forwarded to the contractor to be used in the permitting process.
