Dear Mr. Setticasi:
In response to your request for the administrative review and approval of the
modifications proposed to the above-referenced, approved site plan, please be informed
that the new awning and 23 extra outdoor seats described below and shown on revised
plans date stamped 08/1 % 1 are "minor", as defined within the Land Development
Regulations, Chapter 4- Site Plan Review. This project may continue to be processed by
the Building Division as a permit application contingent upon the following conditions:
1. The total seating capacity of the restaurant (inside and outdoor) cannot exceed 150
seats;
2. Awning type and material shall be the same green canvas as the existing one at 1610
South Federal Highway (Pacific Grill).
Be advised that the proposed changes may require a modification to the building permit.

Request for Minor Modification
To whom it may concern;
I am inquiring about a minor modification for my restaurant at 1602 South Federal Hwy.
I would like to install an awning on the east side of the building to accommodate 23 more seats
and an decorative awning over the front doors on the north side. The awning would be 35
feet by 9' 10" . We would like to add a small railing to section the area off. When we built the
restaurant, it was our intention to eventually add more seats outside. We had a patio poured
during construction and made sure that our bathroom facilities would be appropriate to
accommodate 150 seats. Josie's Ristorante is approximately 3414 square feet which does not
include the approximately 350 square feet on the patio.We are currently licensed for 127 seats
and would like to add 23 more seats outside on the patio, to bring the total to 150 seats.
Enclosed with this package;
1. Approval letter from the landlord.
2. Enlarged survey hi lighting patio area and front door area to be covered with awning.
3. Proposal from Awning Designs detailing the awning structures.
Note: Awning Designs is the same company that installed the awnings on the rest
of the plaza, and we plan to use the same green canvas for our awnings that he
used for the restaurant, Pacific Grille, which is 2 stores down from us.
4. Layout of the new patio area with the table plan.

To whom it may concern,
This letter is regarding the installation of2 awnings at Josie's Ristorante & Pizzeria in the
Riverwalk Plaza. We would like to add a small decorative awning above the front doors and a
35' by 9'10" awning on the east side of the building to cover a patio that we had poured during
construction. We would be using Awning Designs, the same company that installed the other
awnings in the rest of the plaza. We would like to use the same dark green canvas that was used
for the Pacific Grille restaurant, which is 2 stores down from us. It was our intention during the
construction phase of the plaza to eventually accommodate 150 seats in the restaurant, we
planned accordingly as far as the fire dept and bathroom facilities were concerned. Josie's com-
prises of approximately 3414 square feet which does not include the patio area. We currently
are licensed for 127 seats and would like to add 23 seats on the patio to bring the total to 150 so
that we can acquire a liquor license. We would also like to add a small railing under the perime-
ter of the awning, to section it off .
Enclosed with this letter is a check for $100 and four copies of information packages which in-
clude; landlord approval, survey, awning proposal and description, and layout of tables on patio.
