Federal Highway Property Redevelopment BOynton Beach, FL Dear Ms. Galav: This letter is provided to serve in lieu of preliminary engineering plans through the initial site development plan review process and more importantly the request(s) for variance for the above referenced property. The submission of a preliminary engineering planes) statement was requested and previously discussed with Ms. Laurinda Logan, Civil Engineer with the - City of Boynton Beach, due to the multiple variance issues resulting from the intended redevelopment and the limiting conditions of the existing property. The site redevelopment of this property, as indicated in the site plan, will entail reconfiguration (removal and reconstruction) of the on-site roadway/drive aisles and parking areas, and landscape/irrigation improvements. Additionally, walks and other impervious modifications along with pavement markings/signage are anticipated to occur as shown on the submitted site plan. The existing building /structure sizes are not intended to be modified other than access/entry locations, thus the existing utilities (water and sewer) serving these structures are anticipated to remain without modification. Insofar as fire protection, an existing fire hydrant is currently situated along the FOOT right-of-way fronting the southeast comer of the property and is anticipated to remam. ., Due to the absence of available green/pervious areas, the site drainage and storm water treatment shall be accomplished through an on-site exfiltration system consisting of one (1) type 'C' inlet, l5"diameter corrugated aluminum exfiltration pipe and a pre-cast manhole designed to contain as a minimum the first inch of run-off, meeting the requirements of the South Florida Water Management District (SFWMD). The exfiltration trench (perforated pipe, filter fabric and #57 stone/washed rock) shall be situated beneath the proposed pavement and shall include a pollution retardant baffle (PRE) constructed within the receiving basin. Complete site engineering and utility plans shall be submitted for review/approval upon resolution of the site plan/variance request(s) approval process.
