No building permits are to be issued by the town, after the build-out date specified above. The County traffic concurrency approval is subject to the Project Aggregation Rules set forth in the Traffic Performance Standards Ordinance. RE: Safe & Secure - Boynton Site Plan Resubmlltal Dear Mike: On behalf of my client, the Pugliese Company, I want to thank you for you patience while we have revised our site plan application. You will recall that we originally submitted our site plan on February 19 and received TRC comments for the scheduled meeting on April 1. During that time however. we discovered that the drainage easement that runs along the east side of the property is part of an overall plat and to fill ond pipe the ditch to convey the drainage would require approval from many different property owners. Rather than try to track down all the property owners, we have scaled back the project and leave the drainage ditch in its current condition. The proposed development is still self-storage, but with a reduced building of 95.588 square feet. The self-storage facility will be on the southern half of the subject property. The northen half is intended to be developed as a separate use. The user of the north half of the parcel will submit 0 site plan independently. In the interim. temporary measures are proposed in this set of plans for large truck turnaround areas and show a conceptual future connection for access to Congress Ave. Where applicable. the consultants have tried to address the comments from the previous review. Self-storage is a permitted use within the M 1 zoning district. This application stays within the development regulations of the M 1 zoning district and therefore no waivers or variances are required. The project will consist of 100% air conditioned storage space within a 3-story building not to exceed 45 feet in height. There is a separate loading area and ample parking to accommodate four (4) bays, employees and security. Enclosed for your review and comment are the following: · 12 sets of revised plans at full size. · 1 colored rendering 1 color elevation plan · 1 color board - 8 'h" x II" · 3 revised traffic studies Based on this revised submittal, we understand that this application will be scheduled for the August 26 TRC agenda, September 23 Planning & Zoning Board agenda and October 7 City Commission agenda.
