This project may continue to be processed by the Building Division as a permit application subject to the following conditions: I. If dumpster locations are existing, and do not represent relocation of same then the enclosures are not required to be landscaped pursuant to current city regulations; 2. Iffa,ade changes are planned, elevation drawings showing material and colors shall be provided to the Planning & Zoning Division for review and approval as part of this review of minor site modifications; 3. Planned landscape materials (type and quality) shall be shown on the subject drawings and be limited to a minimum of 50% native species; 4. Any planned improvements within public rights-of-way shall require city approval; 5. The revised plans, dated 5/19/03 no longer indicates a proposed storage area along north and south sides of southernmost building. Any new outdoor storage areas shall be adequately screened pursuant to city regulations; and 6. Your attention is directed to the following: · The proposed 3' landscape strip on the west side of the building will have several drives and walkways crossing it as our exact needs for overhead and pedestrian doors is determined. As we at present have 100% access to SE 1st Street for this purpose and this is a major component of our leasing plan and therefore the property's yalue, we reserve the right to continue this access as useful. · The new access/drop off service drive at the east side of the small building should help to remove some traffic off of the center of the intersection and is important to the operation of the property. · The addition of the minor amount of asphalt paving and the relocation of the fence to the east is to be considered maintenance instead of new parking and as such will merely only need a paving permit and a fence permit one site plan modification is complete. · The area at the north of the small building is grass now but we propose deepening this area to catch water from SE 12111 Ayenue.
