The above referenced Site Plans, received on October 10, 2003, were reviewed against the
requirements outlined in the City of Boynton Beach Code of Ordinances. The applicants have previously
contacted this office regarding the proposed changes and it appears that concerns regarding circulation
and access have been addressed with this submittal. Public Works, Engineering and Utilities have no
objection to the proposed phasing modification.

Dear Ms. Brinkman:
In response to your request dated September 30, 2003 for the
administrative review and approval of the modifications proposed to
the above-referenced approved site plan, depicting the following:
. Placement of phasing information in the site plan tabular data
(as depicted on the attached drawing) .
. Construction in Phase II of the perimeter buffer, curbing,
pavement and drive aisle south of phase III (as depicted on the
attached drawing) .
. Construction of perimeter parking in Phase II, with completion
of striping of at the conclusion of Phase III (as depicted on
the attached drawing) .
. Maximum of 16,508 square feet of mezzanine allowed to be
constructed in Phases I & II, until the remaining parking is
completed.
. Placement of a phase line on the site plan, landscape plan and
civil plans (as depicted on the attached drawing) .
. Revision to landscape plan to reflect landscaping to be
installed in Phase I (as depicted on the attached drawing) .
. In accordance with Building Division comments, the shifting to
the north of the handicap access for Building #2 (as depicted on
the attached drawing) .
. Revised southern elevation for Phase II to avoid blank wall
effect until Phase III is constructed (as depicted on the
attached drawing) .

. Deletion of seeding requirement due to commencement of Phase III
within 30 days of completion of Phase II.
. Revision of color scheme to reflect primary body color of
Embassy Green (BM 1523), secondary body color of Spring In Aspen
(BM954), base trim of Cleveland Green (BM 1525), windows/doors
of Ivory White (BM 925), metal awnings of Formal Green (SW
1455), and canvas canopy of Forest Green/Natural White (5637),
as depicted on the mounted color board.
Please be informed that the proposed changes on the revised plan
date stamped 09/30/03 are "minor" as defined within the Land
Development Regulations, Chapter 4- Site Plan Review. This project
may continue to be processed by the Building Division as a permit
application, subject to the following conditions:
1. The requirement for seeding shall once again be imposed should the
time between the conclusion of Phase II and beginning of Phase III
exceed 30 days.
2. The contractor shall be bound by any regulations imposed by the
Building Division to mitigate the wind-blown sand for the duration
of the project as well as between Phases II and III.
Be advised that the proposed changes may require a modification to

Dear Mr. Rumpf,
Attached please find four sets of the revised site plan, landscape plan, and civil engineering plans
for the above referenced project. These plans are submitted for the purpose of requesting a minor
modification to the site plan approved by the City Commission on January 21,2003. Two
previous minor modifications to the site plan have been approved on the project. On March 21,
2003, a revision to the site plan was approved which reduced square footage. On June 20, 2003,
a second revision to the site plan was approved by the City which allowed the project to be
constructed in two (2) phases, the northernmost building comprising the first phase. The purpose
of this request is for approval to divide the project into three (3) phases. The second and third
phases of the project would consist of the north half of the southernmost building (Phase II) and
the southern half of the southernmost building (Phase III). Both these phases will consist of
38,629 sq. ft. of ground floor area.
The following modifications have been made to the plan:
. The site plan tabular information has been revised to indicate the phasing information.
Please note that the civil plans' notes indicate that the interior parking spaces, islands,
curbs and pavement adjacent to the Phase III building pad will be constructed as part of
Phase III. This is to avoid damage to same during the construction of the final phase. The
perimeter buffer, curbing, and pavement, as well as the drive aisle depicted to the south of
Phase III will be constructed as part of Phase n. This will allow for on-site circulation for
emergency vehicles, as required.
As stated, the perimeter parking spaces along the High Ridge right of way and to the rear
of the site abutting the preserve area will be constructed as part of Phase n and are
included in the tabular data. However, the applicant is requesting that these spaces not be
striped until the completion of Phase III, to avoid customers and employees parking is

what would be considered a construction area during the erection of Phase III. These
parking spaces total 64. Therefore, the amount of spaces actually "available" on site with
the construction of Phase II will be 178. As only 145 spaces are required, there will be an
excess of 33 spaces that can be utilized for potential mezzanine space prior to completion
of the project. This equates to a maximum amount of 16,508 square feet of mezzanine
that is allow to be constructed in Phases I & II, until the remaining parking is completed.
. A phase line has been added to the site plan, landscape plan, and civil plans.
. The landscape plans have been revised to indicate the landscape to be installed in Phase I
versus Phase II.
. Handicap access from the right of way to Building #2 (as previously requested by the
building department) has been shifted to the north to provide access as part of Phase II.
. The color scheme has been revised. A color board is included with this submittal and the
elevations color schedule has been revised.
. A revised southern elevation for Phase II has been submitted. This elevation incorporates
temporary architectural features for this facade to avoid the appearance of a 'blank wall'
prior to the construction of Phase III (see Sheet A5.1).
. The applicant is proposing that the construction of Phase III will commence within 30
days of the completion of Phase II. Therefore, seeding of the area covered under Phase
III will not be required at this time. The applicant acknowledges the fact that it may be
required to have the general contractor water the area as needed at any time to prevent
blowing soil from being carried off the site, as was agreed to on the previously approved
phase plan.
