Dear Mr. Weitsma:
In response to your request for the administrative review and approval of the modifications proposed to the
above-referenced, approved site plan, please be informed that the site changes, proposed on the revised plans
date stamped 02/05/04 are "nrinor", as defined within the Land Development Regulations, Chapter 4- Site Plan
Review. The following bulleted list itemizes the approved site changes:
. Reduction in the number of dwelling units (from 172 to 158);
. Size increase per individual unit;
. Elevation changes (all units now have two-car garages);
. All units will be two (2) stores tall;
. Height increase for the peak of pitched roof (from 30 feet to 34 feet - 2 inches);
. lncrease in the overall number of parking spaces (from 538 to 647);
. Decrease in the number of parking spaces for the recreation area (from 22 to 15);
. Size reduction for recreation area; and
. Enlargement of storm water retention area.
This project may continue to be processed by the Building Division as a permit application. Be advised that
the proposed changes may require a modification to the building permit. Also, the proposed changes may
require modifications to the other plans including but not limited to the landscape plan and paving, grading,

I reviewed the loeation of the walls with Eric Johnson, Planner with the City of
Boynton Beach. The setback for the walls on the west side, north side and east side
are to be measured to the faee of the wall. Note the 2' setbaek for the waD on the
east side. For the south side, along the LWDD Canal, the setback to the face of the
wall is to be 18", which allows for the foundation to be eutirely on the Carriage
Poiute property. This is based upon the 36" concrete foundation required for the
concrete posts.
The plans eaRed for openings in the walls along the west and north side for
drainage. As an alternative to thespeeified 4" by 16" slot, two six inch circular holes
loeated at the third point of each panel would be acceptable.
Also it was my undentanding the 6' height was required on the outside of the wall.
As per our discussion, subjeet to your review and approval, please deal with Dave at
Lennar to resolve the issue.

request for a Minor Site PI~ Modification. I am sending an original signed copy to Mr. Rumph via mail,
but please forward this copy to the appropriate people now so we can complete the process as soon as

As you know, the site plan for the Carriage Pointe Townhomes project (previously called Arbolata
Townhomes) received approval ftom the City of Boynton Beach in 2003. In the time since the approval,
market analysis has led us to alter our design in a few modest ways. As reflected in our revised drawings, the
following modifications have been made to this project:
I. The total number of proposed dwelling units is now 158. The earlier version of the site plan called
for 172 dwelling units.
2. The proposed dwelling units are all two story now, while previously there was a combination of one
story and two story units.
3. The size of the units has been increased. The earlier plan had 48 units of 1,945.0 s.t. and 124 units
of2,110.1 s.f. The new plan has 158 units of2,773.9 s.f.
4. The building height has been increased from 30'-0" to 34' -2".
5. All dwelling units now have two-car garages, whereas before, some had one-car garages.
6. The recreation area has been reduced in width from 135.1' to 106.6'.
7. The recreation area has been reduced in depth from 168' to 158'.
8. The number of parking spaces at the recreation area has been reduced from 22 to 15.
9. The tolal amount of proposed parking spaces has increased from 538 to 647.
10. The stonn water retention area adjacent to the canal at the south side of the property has been
enlarged to provide a better site drainage design.

the new drawings using the procedure for "Minor Site Plan Modifications".

decreased from 234,134.72 square feet to 228,997.87 square feet.

garages. Consequently, the total amount of proposed parking spaces has
increased from 538 to 646.
3. The proposed dwelling units are all two story now, while previously there was a
combination of one story and two story units.
4. The storm water retention area adjacent to the canal at the south side of the
property has been enlarged to provide a better site drainage design.
While these changes required very minor adjustments to some dimensions, the overall
site concept remains nearly identical to the original plan. The pattern ofroads, walks,
utilities, landscaping, and building placement is extremely similar to the original site
