RE: Exception of Height Limit Dear Mr. Breese: On behalf of Bethesda Memorial Hospital, HDR is requesting an exception to the height lirnit of 45' -0" above first level finished floorfor the proposed P-19 28 Bed Rehabilitation Unit. The proposed project is a two-story addition on top of the current, one story, Radiology Department. The two story addition matches the existing hospital floor to floor heights and is therefore in compliance with the height restrictions. However, we are requesting additional height beyond the 45' -0" limit to accommodate a stair and elevator tower which extends above the new Rehab Unit to access the new roof and proposedhelipad location. The tower is designed to be 55' -5" from first level to the top of the parapet at the stair and elevator core. The hospital has a master plan which includes a third level expansion over ernergency to the north with an upcoming proposed project. The existing helipad will need to be relocated to the roof of the Rehab Unit when that expansion project gets underway. Access to the roof via stair is required regardless of the helipad location and access to the helipad via elevator will be required once the helipad is relocated. Within the scope of the current Rehab Unit addition is extending the before mentioned stair and elevator core. In an effort to save cost and avoid disruption, we are proposing moving the helipad in conjunction with this stair and elevator expansion. The portion of the building to be considered for height exception constitutes a very small profile and footprint, which will have minimal impact on light and air quality to the surrounding development. Accordingly, it should not be perceived as a deterrent to the improvement or development of adjacent property or as a special privilege granted to an individual owner. Finally, there are no occupied spaces within the tower, again, it is proposed to access roof and roof related functions.
