Re: Coastal Bay Colony - Site Improvements
MMSP 03-086
Dear Mr. Ballbe:
In response to your request for the administrative review and approval of the modifications proposed to
the above-referenced, approved site plan, please be informed that the site improvements proposed on the
revised plans date stamped 09/16/03 are "minor", as defined within the Land Development Regulations,
Chapter 4- Site Plan Review. The following bulleted list itemizes the approved site improvements:
. Entry feature was widened to accommodate sidewalks on both sides of the driveway;
. Pavers were revised at the entrance and added to the entry of each unit along Federal Highway;
. Unit Mix for Buildings I, 10, 11, and 12 have been revised;
. Entry walls, entry feature, and access to the units along Federal Highway have been revised;
. Details have been added to all walls, pavers, columns, and entry signs;
. Changes to planting plan.
This project may continue to be processed by the Building Division as a permit application such as long
as the entry feature is tall enough for emergency vehicle ingress / egress. However, please note that the
proposed reduction in building setbacks for Buildings I and 12 have not been approved with this request
for minor site plan modification. Any reduction in building setbacks would constitute a master plan
modification, subject to Community Redevelopment Agency and City Commission review / approval. Be
advised that the proposed changes may require a modification to the building permit. Please contact me at
(561) 742-6260 if you have additional questions.
Sincerely, / /1../1
