Per our discussion at the TRC meeting of September 9th ,2003 the following are
the revisions I made to Sheet A.2 "ELEVATIONS" and "MATERIAL & COLOR
SCHEDULE" portion of our plans.
1. At the overhead doors on the "EAST ELEVATION", we added color to the doors
(verdi green) and stucco score line detailing (columns, arch and sloped roof look)
so as to blend with the new buildings West elevation architectural features.
2. Corrected the "MATERIALS & COLOR SCHEDULE" notes stating the type of
sign lettering will be "channel lettering style" and not a "cabinet" style sign.

Mike, if anyone can submit a very complete plan set it is you which could simplify the
review. However, the factors affecting such a decision include factors outside our review.
I will discuss this with our principal planner in th a.m. There is s chance that it could
progress with one review but that will depend on the type of comments from several TRC
members.

At the direction of your receptionist, I am sending this
question/request to you concerning the possibility of expediting the site plan approval
process for the 111nterstate Sign Crafters * Phase 11111 project that was submitted
today for Site Plan Review (High Ridge Commerce Park P1D - Lots 13 & 14)
Per the 2003 Review Schedule we would go to TRC on Sept. 30th with P&D
on Oct. 28th and finally City Commission on Nov. 5th. The hope is that we
could jump to the Sept. 16th TRC with P&D on Sept. 23rd, and then City
Commission on Oct. 7th (very aggressive I know, but here are the reasons I am even
asking) .
1. This project is the (5)fifth submittal, on this street alone, that I
have applied for and been granted site plan approval as well as building permit,
so I feel confident that I know and have complied with your development
needs/requirements including your most recent change to parking space sizes.
2. The building as proposed for this 11Lot 1311 is virtually identical to
the building we had site plan approved and built on "Lot 17ll (160 Commerce
Road) (Boynton Beach Site Plan File Number NWSP 01-002 for your reference)
3. And finally I used the same team of professional engineers and
consultants on this project as was used for llLot 1711 (as noted above) thus
implementing the notes, details and concepts as was previously requested at that review
for final Site Plan Approval and building permit.
The ultimate reason for this "Request To Expedite" is that the owner
(Interstate Sign Crafters) has unexpectedly secured some very large accounts
very recently and is in desperate need of additional space now (+/ 8,000 s.f.
half of this building). Prior to this good fortune they were not anticipating
any expansion into this new building for their own business but were building
out of speculation for leasable property and with the present low interest
rates available it was a good time to do something with this property.
Intersatate Sign Crafters has asked me to complete the construction
documents ASAP so that we may get into plan review as soon as we have Site Plan
Approval (or sooner if that is another option to expedite the construction
process). Due to the similarity to the IILot 1711 building I anticipate that
permit documents can be completed in about three weeks. My civil engineer is
pursuing the Water Management Permit needs and Landscape is all but complete. We
are working on getting the fire sprinkler engineer started on their
construction documents as well.

Some considerations L.nat 1 had in mind was the optiol.. for the owner to
pay overtime rates to the TRC review members if available man hours may
prohibit this aggressive time line. Another consideration would be to have a
meeting with the TRC members to point out the very real similarities of this
project and the previously approved llLot 1711 project to expidite the review from a
familiar eye (1 can bring both projects to the table with past comments and
solutions identified for reference) .
My client would appreciate this progressive consideration as would I.
Call me to discuss this as soon as possible for I am ready to proceed at an
aggressive pace if this is a possible consideration (tel. 735-9990)
