Re: Catalina Court- Sign Variance
Dear Sirs,
The reason for our variance procedure is to try and accommodate
the hardship for future tennants in the Courtyard area.~here as the
present sign code does not address a wall siqn to des innate a snecific
area of multi-tennants that do not have any exposure to the main flow
of traffic .The si'em we propose \o</ould ,give these future tennants a means
of being identified with this naticular area of the shoppina center. The
design and colors would follow"the criteria set by the owne~s of" the
center.

1. Section of Ordinance for which variance is being &ought:
Sec. 21-14(E)
2. Recommendation regarding variance request for City Manager's review:
The Building Dept. recommends that in instances where out parcels are contained
within a ShOppIng center site, the evaluation of the out parcel buildings be based
on a nonnal coornercial zoning- category, as defined by the Sign Ordinance. This
would allow the out parcel building to have signage on multiple sides of the building,
on those faces which constitute a front, to t e extent that all si a e not exceed
ten percent 0 the face area of the building along the street right-of-way. The
recommendation is to allow out parcels of shopping- centers to be evaluated under
Sec. 21 14(D)(4) and (5) in addition tQ ec. 21 14(E) in its entirety.

1. Section of Drdinance for ~hich variance is being sought:
SECTION 21-14-E5 COMMERCIAL SHOPPING CENTERS AND MALLS
2. Recommendation regarding variance request for City Manager's review:
The above referenced section of the code does not address signage on the face of a
building, which describes in general the type of services which are offered at a
remote location within the structure. Catalina Center has an open court-yard at
the rear of the building, where the individual building facade does not have
exposure on Congress Avenue. In order to allow for some general exposure for these
occupanct'es, the Building Department is recommending approval of this flat sign.
