The site is located in the northwest quadrant of the intersection of Gulfstream Boulevard and US 1 in the City of Boynton Beach. Exhibit 1 provides the AM and PM peak hour trip generation comparisons for the existing and proposed development. Daily trips for the proposed development are also provided on Exhibit 1. The residential component of the proposed development is located in the Coastal Residential Exception Area and is therefore exempted from the standards. The proposed Commercial development is projected to generate less peak hour trips than the existing development. Therefore, the requirements of the Traffic Performance Standards have been met. The first is a land use calculation table that determines the amount of retail, office and residential space in the land use scenarios before and after the amendment. The next tables are related to trip generation. Then, the 2020 link table from our report has been revised. As you can see the increase in trip generation is slightly greater than what was submitted earlier today. Nonetheless, the conclusions in the report are still valid. The letter outlines the County's objection to the Future Land Use Map amendment for The Arches, and as a result, a fact-finding panel is being convened by IPARC to determine if there is a valid basis for the objection. Tentatively, the meeting is scheduled for Monday, June 16, 2003, at the Lantana City Hall. A positive finding by this panel could, in all probability, delay the adoption of the land use map amendment and rezoning for the project.
