for Renaissance Commons Phase 1 Firenze. The plans reflect current conditions and field
modifications that were made following the approval of the permitted drawings, This includes
material substitutions and relocations, In conjunction with these plans, attached is a letter
documenting additional information regarding relocation, warranty periods and tree replacement
that was agreed upon in association with the final landscape sign-off for Firenze,

Firenze Final Landscape Inspection

Dear Kevin.
Below are the remaining outstanding landscape issues at Firenze. Dixie landscape and Town
& County Homes have indicated that all site work to address these items will be completed by
the next of this week. We would request, that upon your acknowledgement of these items. a
final landscape inspection be conducted for the Firenze portion of Renaissance Commons
Phase I.
Issues are as fOllows:
1) Six live Oaks and two ligustrum will be relocated from bulbouts where they are in
conflict with site lighting and Sabal Palms. The Oaks will be relocated to the north side of
Phase IV adjacent to the day care center and the ligustrum to the Tot lot near the pool. The
remaining live oaks in the bulbouts will be maintained by the HOA. These trees will be crown
shaped and vista trimmed yearly to prevent blockage of site lighting and stop signs,
2) The Calophyllum located as a part of the unit landscapes do not have a single dominant
leader due to a limited availability of the specified size. This particular tree species was chosen
as a design element which makes a substitution with a different species undesirable. Over time,
if the health and quality of the Calophyllum decline, they will be replaced at the cost and
discretion of the HOA with a tree of like size, If, when replaced, a Florida #1 tree is preferred,
smaller trees may be planted. However, additional trees need to be supplemented to the site in
to compensate for the reduction in caliper size, Additional trees should be Florida natives and
be planted around the lake banks,
3) The end of the warranty period for plant material on site varies based upon the original
date of installation. Below is the date of original city signoff of all areas in Firenze, Dixie
landscape will be responsible for the replacement of plant material one year from these dates.
All areas are the responsibility of the HOA upon expiration of the warranty, The limit of validity
for all plant material warranties will be no longer than one year from date of final inspection,
Should any issue arise. the City will refer all ccncerns to the HOA Management Company,
Based on the list below, the Management Company will determine who is responsible for the
replacement of any material.

Request to Modify Driveway Access Points
Renaissance Dr.
Dear Mr. Schnars:
We are in receipt of your request to reconsider adding additional driveway access points on
Renaissance Dr. east of Congress Ave. dated November 16, 2006. Specifically the developer wishes
to add four driveway access points between Phases 2 and 3, two on each side (north and south) of
the main roadway. This possibility has been raised several times during the site planning process.
We respond as follows.
. For the two westerly driveways: the southern driveway opening will not be allowed; the northern
driveway opening will be considered only if a raised median is placed between the right-turn only
and left-turn/through lanes. This is to prevent traffic exiting Phase 3 from trying to cross over to
the left-turn/through lane.
. For the easterly driveways: these two driveway openings have already been approved but the
plans call for a center median down Renaissance Drive that would prevent this area from being a
full intersection. It is proposed to remove the center median at this location to allow movement
from north to south. As has previously been relayed this will be considered upon receipt of a
queuing analysis of the eastbound to northbound movement. If this analysis were to show that
there is not the potential for traffic to back into the Congress Ave.lRenaissance Dr. we would
reconsider our previous denial of the developer's request.
. In order to provide improved capacity on Renaissance Dr. the developer may wish to remove the
"bump" in the southeast quadrant of the easterly driveway openings.
