In response to your request date-stamped February 13, 2004 for the
administrative review and approval of the modifications proposed to
the above-referenced approved site plan, depicting the following:
· Re-painting of the Bowling Center (as depicted on the attached
plan) ;
Please be informed that the proposed changes on the revised plan
date stamped 2/13/04 are ~ Uminor" as defined within the Land
Development Regulations, Chapter 4 Site Plan Review. This
project may not continue to be processed by the Building Division
as a permit application, due to the following condition:
1. Per the Community Design Plan, buildings located on separate
parcels or part of a present or future multi-building complex shall
achieve visual unity of character and design concepts through the
relationship of building style, texture, color, materials, form
scale, proportion and location. The color and application of the
color to the building is not in keeping with buildings in the
immediate vicinity.
Should you desire to continue this project as proposed, you must
apply for a Major Site Plan Modification and a Community Design
Plan Appeal. As part of the application, you will need detailed
plans, application fees in the amount of $1,150, and an
understanding that the process takes approximately ninety (90)
days. Should you desire to amend your current application to
reflect the above comments, please submit revised drawings.

9.01. GENERAL.
A. Scope: This Section includes surface preparation and field painting of exposed exterior items and
surfaces. Provide surface preparation, prime and finish painting of all exposed exterior items and
surfaces throughout the project unless otherwise indicated

I. Finally-concealed items or surfaces, except those required to be color-coded for
identification.
2. Glazed masonry block. ceramic and quarry tile, and exposed concrete floors (see Division
3 for scaler requirements),

C Quality Assurance'
I. Prepare surfaces and apply coating in strict accordance with the manufacturer's
recommendations.

9.03. PART 3: EXECUTION
A. APPLICATION
1 Comply \vith procedures specified in PDCA P4 for inspection and acceptance of surfaces
to be painted.
.., Coordination of \Alurk: Review other Sections in which primers are provided to ensure
cumpatibility of the total system for various substrates. On request, furnish information
on characteristics of finish materials to ensure use of compatible primers.
.', Remove hardware and hardware accessories, plates, machined surfaces, lighting fixtures,
and similar items already installed that are not to be painted. Ifrcmoval is impractical or
impossible because of size or weight of the item, provide surface-applied protectiun
before surface preparation and painting.
4. After completing painting op<:rations in each space or area, reinstall items removed using
\vorkers skilled in the trades involved.
5. Surface Preparation: Clean and prepare surfaces to be painted according to
manufacturer's written instructions for each particular substrate condition and as
specifkd. Pressure wash, treat for mold.
(a). Provide barrier coats over incompatible primers or remove and reprime.
(b). Cementitious Materials:
I. Remove efflorescenct;;, chalk, dust, dirt. grease. oils, and release agents.
Roughen as required to remove glaze. If hardeners or sealers have been used to
improve curing, use mechanical methods of surface preparation.
(c). Wood: Clean surfaces of dirt, oil. and other foreign substances with scrapers.
mineral spirits. and sandpaper, as required. Sand surfaces exposed to vic\v smooth
and dust off
I. Scrape and clean small, dry. seasoned knots, and apply a thin coat of white
shellac or other recommended knot sealer before applying primer. After priming,
fill holes and imperfections in finish surfaces with putty or plastic \vood filler.
Sand smooth when dried.
11. Prime, stain. or seal \vood to be painted immediately on delivery Prime
edges, ends, faces, undersides. and hack sides of wood. including cabinets,
counters, cases, and paneling.
iii. If transparent finish is required, hackprime with spar varnish.
IV, Backprime paneling on interior partitions where masonry, plaster, or other
wet \vall construction occurs on back side.
v Seal tops, bottoms, and cutouts of unprimed \vood doors with a heavy coat
of varnish or sealer immediately on delivery.
(d). Ferrous Metals:
I. Clean ungalvanized ferrous-metal surfaces that have not been shop coated;
remove oil. grease, dirt, loose mill scale, and other foreign substances. Use
solvent or mechanical cleaning methods that comply \vith SSPC's
recommendations.
11. Touch up bare areas and shop-applied prime coats that have been damaged.
Wire-brush, clean \vith solvents recommended by paint manufacturer, and touch
up \vith same primer as the shop coat.
(e). Galvanized Surfaces:
1. Clean galvanized surfaces with non-petroleum-based solvents so surface is
free of oil and surface contaminants. Remove pretreatment from galvanized sheet
metal fabricated from coil stock by mechanical methods.
B. Material Preparation:
1, Maintain containers used in mixing and applying paint in a clean condition, free of
foreign materials and residue.

during application. Do not stir surface film into material. If necessary. remove surface
film and strain material bet~m~ using.
3 Finish exterior doors on tops, bottoms, and side edges the same as exterior faces.
4 Protect finish surfaces not schedule to paint (such as signage, storefront).
Scheduling Painting: Apply first coat to surfaces that have been cleaned, pretreated, or otherwise
prepared for painting as soon as practicable after preparation and before subsequent surface
deterioration.
1. Omit primer over metal surfaces that have been shop primed and tOllchup painted.
2. If undercoats, stains, or other conditions show through final coat of paint apply
additional coats until paint film is llfuniform finish, color, and appearance.
D. Application Procedures: Apply paints and coatings by brush, roller, spray, or other applicators
according to manufacturer's written instructions.
I. Minimum Coating Thickn<:ss: Apply paint materials no thinner than manufacturers'
recommended spreading rate. Provide total dry film thickness of the entire sy'stem as
recommended by manufacturer.
Mechanical and Electrical Work: Painting of mechanical and electrical \vork is limited
to items exposed in <:l]uipment rooms and occupied spaces.
_1. Block Fillers: Apply block fillers to concrete masonry hlock at a rate to ensure complete
coverage with pores filled.
4 Prime Coats: Before applying finish coats, apply a prime coat, as recommended by
manufacturer, to material that is required to be painted or finished and that has not been
prime coated by others. Recoat primed and sealed surfaces \vhere evidence of suction
spots or unsealed areas in first coat appears, to ensure a finish coat with no burn-through
or other defects due to insufficient sealing.
5. Pigmented (Opaque) Finishes: Completely cover surfaces as necessary to provide a
smooth, opaque surface of uniform finish, color, appearance, and coverage. Cloudiness,
spotting, holidays, laps, brush marks, runs, sags, ropiness, or other surface imperfections
\vill not be acceptable.
CLEANING AND PROTECTIN(;
I At the end of each workday, remove empty cans, rags, rubbish, and other discarded paint
materials from Project site.
Protect work of other trades, whether being paintl:d or noL against damage from
painting. Correct damage by cleaning, repairing or replacing, and repainting, as approved
by Architect.
Provide "Wet Paint" signs to protect nev,,'ly painted finishes. After completing painting
operations, remove temporary protective \\:rappings provided by others to protect their
work.
4. After work of other trades is complete, touch up and restore damaged or defaced painted
surfaces. Comply \\/ith procedures specified in PDCA PI.
