Consults, Inc. dated August 16, 2004, was recently received by Planning
and Zoning for the above-referenced application.

Traffic Performance Standards Ordinance, and provide Tim Large, Building

Dear Mr. Rumpf:
Yvonne Ziel Traffic Consultants, Inc. was retained to prepare a trip generation analysis for a
proposed site plan for Lot 3B within the Boynton Commerce Center project located along
Corporate Drive south of Woolbright Road. The project is approved with 120,682 square feet
(SF) of office, 58,174 SF oflight industrial, 81,420 SF of manufacturing and 14,000 SF of retail.
The applicant is proposing to convert 3,162 SF within the retail to a dance studio. The underlying
use will remain retail.
Tables 1 through 4 provide the trip generation rates and trip generation for the vested uses.
Tables 5 through 7 provide the trip generation calculation for the uses with the proposed dance
studio (per conversation with PBC staff, the health club rate was used). Trip generation indicates
that the proposed change would result in an increase of3 AM trips and 1 PM peak trip. Since the
increase is below 20 peak hour trips is considered insignificant and a complete traffic report is
not required. Please call me if you have any questions.

Eric,
I have attached the revised use list based on your comments and created a new Section F. for the dance studio
use on Lot 3B. I'm not sure how the file will transfer as it is in wordperfect format. Therefore, I am also sending
you a hard copy via mail.
Also, I currently have a request in to modify the list to allow an air conditioning company. In the body ofthe
request I listed additional justification whereby I believe the. use, with the associated truck parking, may already be
allowed per the current use list. Have you or Mike had a chance to review and come to a determination whether
the use list will still need to be required to be revised? If is it not needed, I would appreciate a letter from Mike to
that regard, and I will pull the request.
