Dear Mr. Fry:
In response to your request date-stamped February 20, 2004 for the
administrative review and approval of the 49 modifications proposed
to the above-referenced approved site plan, please be informed that
the proposed changes on the revised plan date stamped 2/20/04 are
"minorH as defined within the Land Development Regulations, Chapter
4 - Site Plan Review. This project may continue to be processed by
the Building Division as a permit application, subject to the
following conditions:
1. The modification of Building #1 to replace ground floor
windows with louvered access doors for mechanical equipment
rooms does not present the type of fa9ade the City anticipated
or would endorse facing the proposed "Boynton Beach Boulevard
PromenadeH. Where possible, this portion of the building
should be redesigned in such a way to minimize the size or
number of louvered doors and, at a minimum, planted with dense
landscaping to help conceal this utility space.
2. Raising the south end of the garage to six levels raises
concerns over the architectural elevations visible from the
street. It is understood that final elevations have not been
prepared for our review. Obviously we are not in a position to
approve this modification without the appropriate elevations
being submitted.
3. Please provide greater detail on the canvass canopies and
metal roofing on the storefronts and residential units, as to
colors and materials.

4. Any landscaping, as it relates to public property, requires
City/FDOT approval for removal. Placement of new landscaping
in the right-of-way requires agreement between the owner and
FDOT relative to maintenance and liability, as the City does
not wish to assume either. Please provide additional details
regarding proposed landscaping along Ocean Avenue, including
disposition of existing landscaping, irrigation systems and
tree grates.
5. The Site Statistics for parking require amending to remove the
70 CRA parking spaces from the "Required ParkingH column.
6. Work is proposed that falls outside the property limits of the
Related Group. Please revise plans to indicate only work
within the appropriate boundaries. Work outside the project
shall be performed under separate permits.
7. Please provide revised drainage calculations taking
account the changes to pervious and impervious
associated with these modifications.
