Dear Mr. Hair:
In response to your request dated January 29, 2004 for the
administrative review and approval of the modifications proposed to
the above-referenced approved site plan, depicting the following:
· Addition of five (5) new parking spaces and landscaping (as
depicted on the attached drawing) .
· Relocation of two (2) trees in the west parking lot to
accommodated the new parking spaces (as depicted on the attached
drawing) .
· Demolition of existing building and replacement in the same
footprint as approved in variance ZNCV 03-007 (as depicted on
the attached drawing and attached approval letter).
· Addition of 5,356 square feet of new warehouse space on a
partial second floor of the replacement building (indicated as
Sector S-2 on the attached drawing) .
Please be informed that the proposed changes on the revised
date stamped 1/29/04 are "minor" as defined within the
Development Regulations, Chapter 4 Si te Plan Review.

1. Trees need to be depicted on the north, south and west elevations.
2. The canopy trees must be a minimum of twelve (12) feet in height at
time of planting with a trunk caliper a minimum of three (3) inches
measured 4.5 feet above grade.
3. The Sabal palms must be planted in clusters of three (3) to count
as one (1) canopy tree.

and lor parking improvements must be approved by the City Forester.
5. The paint colors of the new structure shall match those of the
existing buildings on the site.
6. The Site Plan sheet shall be updated to reflect the Sector S-2 cut-
away section as 2nd floor warehouse space as denoted in the AREA
TABULATIONS (PROPOSED), PARKING DATA and Minor Modification letter
of request.
7. Revise the parking space counts by individual row to reflect one
(1) space at the handicap space adjacent to the front door and
revise the row denoted as seven (7) parking spaces in the west
parking lot as eight (8) to match the amount actually drawn. The
counts will then match the 148 spaces indicated in the PARKING
DATA.
8. The hedge material must be a minimum of 24 inches tall with a 24
inch spread and planted with spacing of no more than 24 inches on
center, with branches touching.
Be advised that the proposed changes may require a modification to

The scope of this project includes minor site modifications and reconstruction of an
existing metal building located at 1500 North High Ridge Road, which are outlined below.
Site modifications:
. Addition of 5 parking spaces. The work creates approximately 810 square feet of
new impervious area to the site.
. The addition of new landscaping and trees.
. Relocation of two trees.
Building reconstruction:
. The demolition and reconstruction of a new 35'-0" tall masonry building in the same
footprint of the existing metal building. The new building also includes the internal
addition of a partial second floor totaling 5,356 square feet of new Warehouse
space.
. A variance was applied for and granted to allow the new building to occupy the
same footprint of the previous structure, which encroached the West building
setback. For reference the Variance number is ZNCV 03-007, a copy of the
approval letter is attached.

Enclosed is the City of Boynton Beach Development Order for application item ZNCV 03-007, which
represents approval of the Zoning Code variance. This request is for the relief from the City of Boynton
Beach Land Development Regulations, Chapter 2, Zoning, Section S.A.6., requiring a minimum front yard
setback of 15 feet for a warehouse building within the M-1 zoning district, to allow for a variance of 11
feet, and a front yard setback of 4 feet. The City commission approved this variance on September 2,
2003.
Please include a copy of this letter and Development Order when you submit your East Coast
Mechanical plans, for permitting at the Building Department.
