Heggen, P.E. ~ Date: April 27, 2004 Re: Grove Plaza Parcel D 040787004 Kimley-Hom and Associates, Inc. prepared a Palm Beach County traffic concurrency equivalency analysis on March 15, 2004 for the Grove Plaza shopping center. Although this letter was ~itially prepared concmrently with the application for the Autozone facility on Parcel P, it was required to address the traffic impacts from the entire Grove Plaza shopping center. As noted in that analysis, the following land uses were analyzed for each parcel: - Parcel A: service station (12 f.p.) + convenience store (2,940 s.f.) - Parcel B/C: retail (16,000 square feet) - Parcel D: retail (12,000 square feet) - Parcel E: car wash - Parcel F: retail (7,180 square feet) Therefore, traffic generated by the proposed retail development on parcel D has been analyzed as a part of the entire Grove Plaza shopping center. This is confirmed in the "Proposed Uses" section of the attached letter from Masoud Atefi at Palm Beach C01.mty Traffic Engineering, which indicates approval for 35,180 square feet of retail (the combined square footage of Parcels B, C, D and F) in addition to the service station, convenience store and car wash on parcels A and E. As noted in his letter, the traffic analysis for the Grove Plaza center meets the requirements of the Palm Beach County Traffic Performance Standards.
