Dear Michael:
The purpose of this letter is to make a Statement of Justification for the Modification of the
Master Plan which has been approved for the shopping plaza referred to as Grove Plaza located
at the corners of Lawrence Road and Hypoluxo Road in Boynton Beach, Florida.
We are requesting site plan approval and in connection therewith, modification ofthe Master
Plan for Parcel D of Grove Plaza, Parcel D was part of the Master Plan and contained a concept
of retail space in its building configured as shown in Exhibit "A". This building was ill-conceived
in connection with the goals of a Master Plan Development and the new plan, which is attached as
Exhibit "8" more appropriately carries out the intent of the Master Plan.
The new site plan will not disturb the loop road and will provide the required thirty foot (30')
setback to the building with appropriate landscaping and buffers. The new design more
appropriately utilizes the entrances within the Master Plan and presents a more efficient use of
parking. The Site Plan meets all required design requirements of the Master Plan. It will present
a superior design as compared to the presently approved building.
