The Palm Beach County Traffic Division has reviewed the traffic study for the 2nd revision
plan of the previously approved project entitled; High Ridge Commerce Center II,
pursuant to the Traffic Performance Standards in Article 15 of the Palm Beach County
Land Development Code. The project is summarized as follows:

Dear Mr. Rumpf:
In coordination with Winston Lee Associates, Inc., my office has been asked to prepare a Traffic Study to accompany the
request for a conditional use approval to convert 5,710 square feet of previously approved industrial use within High
Ridge Center II, into a dance studio. The purpose of this letter is to advise your office that a Traffic Study is underway
pursuant to Palm Beach County T rafflc Performance Standards under the Unified Land Development Code, to evaluate
the trip impact resulting from the proposed change in use.
ProDOsed Development Modifications
High Ridge Center II received concurrency approval from Palm Beach County based upon 111,720 square feet of
industrial use and 27,930 square feet of warehouse use as reflected in Table 1 below. It received site plan approval by
the City of Boynton Beach for 110,946 square feet of industrial use and 24,000 square feet of warehouse use, now it
seeks to modify that approval by converting 5,710 square feet of industrial use to a dance studio. The proposed
modification will result in a 14 trip increase during the PM peak hour, above the concurrency approval granted by Palm
Beach County.

Based upon this proposed change, an updated Traffic Study is being prepared for High Ridge Center II, and will be
submitted to Palm Beach County for approval. Based upon our review of the traffic data on significantly impacted
roadway segments and at significant intersections, we feel confident that High Ridge Center II will once again receive
traffic concurrency approval based upon the proposed modifications to include a dance studio.

Ridge Center n will receive traffic concurrency .onc~the study has been finalized and submitted
to the County f )r review.
hI order to keq the applicati\ m moving forward, I would like to request that the City accept this
preliminary inf muation that traffic is available for the use and allow the conditional use to
proceed to the : 'lanning & De\elopment Board and on to City Commission. If, by that point, we
still have not ff ::eived the final approval from the County, would be acceptable to condition the
approval based on receipt of same?
Please let me k lOW ifthis is acceptable to keep the project moving. It is similar to the condition
that was placed on Lot 3 when the Quantum use list was revised to allow a gymnastics center on
that parcel.
