Dear Ms. Lingafelter:
In response to your request dated January 4, 2004 for the
administrative review and approval of the modifications proposed to
the above-referenced approved site plan, depicting the following:
· Installation of a new dumpster pad enclosure (as depicted on the
attached plan);
· Removal of existing rear doors and replacement with a new double
door and associated concrete ramp (as depicted on the attached
plan) ;
· Addition of a 10 foot deep by 11.25 foot wide and 10 foot high
CMU chlorine tank enclosure at the rear of the building (as
depicted on the attached plan); and
· The relocation of two (2) parking spaces to accommodate the
chlorine enclosure (as depicted on the attached plan) .
Please be informed that the proposed changes on the revised
date stamped 2/9/04 are "minor" as defined within the
Development Regulations, Chapter 4 Si te Plan Review.

enclosure and totally screen the contents.

5. Ensure the two (2) parking spaces that are to be relocated
immediately west of their current location provide proper stall
depth and backing distance.

As requested, the following are changes/additions we have proposed to make on the Leslie's Pools space
located at 113 N. Congres Avenue.
1. Remove existing storefront glazing panel to change from single entry door to double. This door is to be a
Kawneer 350 IR to match the existing storefront. This particular door is hurricane resistant and complies with
Dade county building code.
2. Two existing single doors open to parking lot behind space. One door will be removed and the opening
completely sealed to match the existing surrounding materials. Upon removal of second, remaining door, a
larger opening will be cut to create space for a new double door. Door and finish to match existing doors on
plaza.
2. Addition of 10'-0" deep by 11'-3" wide by 1 0'-0" high CMU chlorine tank enclosure behind space. Steel
gates will be provided to close off the space. A new foundation will be poured for this structure. Behind the
space exists an 8' concrete sidewalk with parking just beyond. This addition will require relocation of two
existing parking spaces beyond sidewalk at proposed enclosure area.
3. A new concrete ramp behind new rear doors will be poured.
I have attached documents in regards to the new storefront door and plans showing the location of the new
chlorine enclosure. If you have any further questions, please feel free to contact me.
