Ed,
Attached to this e-mail is the information you requested. Please note that the unit/model
sizes in square feet have not changed throughout the site plan review process. The initial
site plan and data table reflected inaccurate footprint sizes and areas. Once the error was
detected, accurate building footprints were requested from the architect and imported into
the current site plan. The site data table and site plans now accurately depict the
proposed building footprint areas.
If you have additional questions, please feel to contact myself, or Jamie Gentile at the
above referenced phone number. Thank you for your consideration.

requesting approval of the following minor modifications to the approved site plan'
(development order issue date March 16,2004) for Westbrooke @ Boynton, a.k.a.
Monterey Bay. Attached hereto is a check made out to the City of Boynton Beach,
in the amount of $100.00 for processing this Minor Modification request. The site
plan amen~ments reflected in the submitted plans are as follows:
Reply to:
. Pursuant to comments received by SFWMD, the right-of-way landscape
buffer along Congress Avenue and adjacent to the Conservation Area has
been mOdified to include native plant species exclusively. See limdscape
sheets L400 and L401. The SFWMD requested all non-native vegetation
be removed from the buffer adjacent to the Conservation Area. In addition,

. The proposed location of the lift station has shifted slightly to the west. The
change in location provides for improved access and additional room for

Live Oaks. Live Oak locations adjacent to dumpsters have also been shifted as far as
practicable from the adjacent dumpsters. See Proposed Site and Master Plan sheet

. According to Chancery Case #407, a 21 ft. I wide strip of land along the southerly

all initially proposed plant types, quantities and specifications.
. Pursuant to a request by L WDD, an additional 8 ft. along the eastern side of the
development is being dedicated for the LWDD Canal No. E-3-l\2 as an easement to the
drainage district. Planting in this area will be restricted.
. As shown on Architectural Plans and site plan sheet numbers G401 through G407,
several porch and front door locations on the townhouse units and the patio door
locations on the back-to-back units have been shifted. Accordingly, approach sidewalks

units.
. Sidewalk/gate entrances to patios have changed for middle six
(6) units.
· Adjust landscape to all revised entrances accordingly
The porch entrances in the side-by-side townhouse units were initially justified to one
