Dear Mr. Gentile:
In response to your request dated November 19, 2004 for the
administrative review and approval of the modifications proposed to
the above-referenced approved site plan, depicting the following:
Modification of the townhouse elevations, including:
· Revision to the patio gate (as depicted on the attached plan) ;
· Addition of bullnose banding around arched doorways (as depicted
on the attached plan) ;
· Revision to balcony railing (as depicted on the attached plan) ;
· Revision to roof design (as depicted on the attached plan) ;
· Addition of decorative medallion and banding above glass doors
(as depicted on the attached plan) ;
· Addition of decorative shutters on upstairs rear windows (as
depicted on the attached plan) ;
· Addition of decorative banding along roofline (as depicted on
the attached plan) ;
· Revision to the arched soffit and inclusion of medallion (as
depicted on the attached plan) ;
· Addition of decorative brackets (as depicted on the attached
plan) ;
· Revision to floor plan, flipping Models 230 & 231 (as depicted
on the attached plan) ;
· Revision to Site Plan to reflect larger clubhouse to accommodate
a meeting room, complying with staff comment during site plan
review (as depicted on the attached plan) .
Please be informed that the proposed changes on the revised plan
date stamped 11/19/04 are "minor" as defined within the Land
Development Regulations, Chapter 4 - Site Plan Review. This

project may continue to be processed by the Building Division as a
permit application.
Be advised that the proposed changes may require a modification to

On behalf of Westbrooke Homes, Inc., Calvin Giordano & Associates, Inc. is requesting
approval of the followif'rg minor modifications .to the approved site plan (development order
issue date March 16,2004) for Westbrooke @ Boynton, a.k.a. Monterey Bay. Attached hereto
is a check made out to the City of Boynton Beach, in the amount of $100.00 for processing this
Minor Modification request. The site plan amendments reflected in the submitted plans are as
follows: '
. Pursuant to comments received from the City of Boynton. Beach's Engineering
Department, the patio walls OR the end units of the side by side Townhomes will be
reduced by twel ve (12) inches. The reduction will ~liminate structural encroachment
into the adjacent utility easement. The location of these modifIcations is highlighted. on
site plan sheet G 1 00. Revised architectural plans are also included for all Townhome
Buildings depicting these changes.
. The applicant is also proposing to revise the Townhome front and rear elevations to
provide additional fenestration. The improvements include:
Front Elevation: Revised patio gate style.
Front Elevation: Bullnose banding around doorway arches.
Front Elevation: Balcony railing design enhanced.
Front Elevation: Roof desi~ el}hanced.
Rear Elevation: Decorative Medallion and Banding added above sliding
glass door.
Rear Elevation: Decorative Shutters added around upstairs rear
windows.
Rear Elevation: Additional Banding and Decorative Roof
Banding have been added.

. The applicant is proposing to modify the elevations of the 14 unit back to back units.
The improvements include the following:
Revise patio gate style.
Balcony railing design enhanced.
Arched soffit raised, medallion relocated into arch.
Arched soffit raised.
Decorative medallion added.
Decorative brackets added.
. The applicant is proposing to flip Model Numbers 230 & 231 with the Townhome
Units.
. Pursuant to direction by the City Staff, the applicant has modified the clubhouse
building to provide a larger meeting room.
