RE: 1st Review Comment Responses for
Sterling Records Management Warehouse
RLCA No. 04021.00
Dear Mr. Breese:
Please receive the attached drawings that have been revised to accommodate the Review
Comments dated from May 6th 2004, along with the following response for you
reference.
1. Refer to the civil engineers responses.
2. Attached please find the updated elevations with the paint swatches, names and
numbers as requested.
3. The elevations have been revised to indicate the color names for each component.
4. Yes, the proposed color pallet is the same as the existing building.
5. Refer to the civil engineers responses.
6. A note as requested has been added to sheet A3.0 regarding proper paint matching
of all wall mounted equipment to match the color of the walls.
7. A note as requested has been added to sheet A3.0 regarding that the rooftop
mechanical units shall be screened from a min. distance of 600 feet.
8. Refer to the civil engineers responses.
9. Please refer to the updated A3.1 sheet that provides more information on letterings,
location and color. Please see the monument walls located on the civil plans and do
note that the signs will not be lit.
10 - 17. Refer to the civil engineers responses.
18. The intended use for the project is Type IV Unprotected under Table 500 of the
Florida Building Code for "Storage" Occupancy. The area and height of the building
is less than allowable required under a sprinkled building.
19. Per the city's request a copy of Table "600" has been shown on the cover sheet that
states what the wall and opening limitations are. However, do to the fact that all the
property lines are beyond 60 feet in distance, only a non combustible rating is
required and no limits are required for openings.

however, ifthe future Phase "2B" is added under a separate permit and site plan
approval process, then the building will be expanding using the unlimited
occupancy under section 503.4.1.
21 - 56. Refer to the civil engineers for all the remaining responses.

Re: Sterling Records Management
Site Plan Modification
Our Proiect #3612
Dear Mr. Breese:
Please find attached the revised plans per the staff comments as provided from your office for
the Sterling Records Management site plan modification.
Revisions have been prepared as requested and the responses to the comments are as follows:
1. Verify ownership/get deeds.
2, Refer to architectural submission.
3. Refer to architectural submission.
4. Refer to architectural submission.
5. Notes have been added for compliance on Sheet LP-1.
6. Refer to architectural submission.
7. Refer to architectural submission.
8. Refer to submission for Traffic Engineering.
9. Refer to architectural submission.
10. Calculation has been provided on Sheet LP-1.
11. Entrance planting is existing and planted per approved plans of Phase I.
12. The calculations have been provided on Sheet SP-1 in the site and parking tabulations.
13. This is a request to construct Phase II in an "A" and liB" phase. Phase I has been
constructed according to the original approved site plan (approximately half of the site).
The parking configuration was approved for the entire site. Revisions to the parking
would result in a reduction of parking spaces less than the code requirements. It is our
opinion that the site plan can be built as approved.
14. Sight triangles have been added to Sheet LP-1.
15. Specifications have been revised on the plant key on Sheet LP-1.
16. The note has been revised on Sheet LP-1.

FIRE FLOW CALCULATIONS
STERLING RECORDS MANAGEMENT
BOYNTON BEACH, FLORIDA
DESIGN CRITERIA:
Size system to handle maximum day demand plus fire flow.
Determine fire flow from ISO Guidelines, 12/74 Edition.
COMPUTATIONS:
I. Compute maximum day demand (Warehouse/Office)
1. Average Daily Flow = 24 loading bays x 100 gal/day = 2,400 gpd
14,914 SF x 0.15 gal/day/SF = 2,237 gpd
Total ADF = 4,637 gpd
2. Maximum Day Demand = 2.25 x ADF = 2.25 x 4,637
= 10,433 gpd/1440 = 7.3 gpm
II. Compute fire flow (use largest building)
1. Fire Flow = F = 18 x C x (A)2
C = 0.8 for non-combustible const.
A = Building Area = 93,556 sq.ft.
= 18 x 0,8 x (93,556)2 = 4,405 gpm
2.
Low Hazard = 25% reduction in value of #1
= 0.75 x 4,405 = 3,304 gpm
3.
Automatic Sprinkler System = 50% reduction in value of #2
= 0.50 x 3,304 = 1,652 gpd
4.
Separation from adjacent structures = 90' separation
= 10% of Item #2 = 330 gpm
5.
Required Fire Flow = 1,652 + 330 = 1,982 gpm, Use 2,000 Qpm
III.
Required flow = max. day demand plus fire flow
= 7.3 + 2,000 = 2,007 gpm
