We believe this height exception will provide the clubhouse with a stronger impact that will distinguish this focal point from the adjacent 3 story townhomes. This added prominence (from an added cupola) is necessary to provide a hierarchy of scale appropriate for its use as a community center. It should be noted that the primary roof structure does not exceed the 45' height restriction. The added cupola is all that would extend above the height limit. The net effect has little or no impact on light or air reduction for adjacent areas. As the centerpiece of a view corridor to the intracoastal waterway the clubhouse requires a majestic design. In this scheme the cupola serves as an intricate part of the total design, well deserving of the added 7' -5" in requested height exception.
