Breese; This letter is to make a submittal for a minor site plan modification to the above- mentioned project. Over the course of construction for this project, there were several changes made to the originally approved drawings. Last week we submitted as-built landscape drawings to Ms. Karen Main in the Planning and Zoning Department. She reviewed these plans and is requiring us to come before you for this minor modification process. In particular, she is citing three revisions that were made during construction. 1.) There was an addition of a retaining wall at the front of the site. As I have stated in my letter to Ms. Main, this came about because of an oversite on the part of the Civil Engineer. The grease traps had to be installed at a higher level than was previously thought. This created a severe drop in grade to the existing parking lot. Thus we had the contractor install a retaining wall that varies in height from 12" to 18". 2.) Originally there was going to be a wood walkway extending along the intra- coastal waterway portion of our site. The owner then decided to replace the existing concrete seawall and cap. This concrete cap was poured to be 5' wide in lieu of the wood walk. 3.) Finally, the curved paver walkway was 0 . 's extended from the end of the wood walkway to the r . With the addition of the continuous concrete walkway, t s no longer a need for this paver portion of the walk. Boynton Beach Boulevard Boynton Beach, FL 33435 June 23, 2004 RE: Woolbright Grille (Permit #02-4003) Dear Karen: Yesterday I received a copy of your plan review comments regarding the landscape plan for the above-mentioned project. The reasons for revisions to this plan are varied and many. They are as follows: 1. Beginning with the front of the building. The front courtyard changed a bit. At some point during construction we decided that the handicap access ramp worked better running east-west. This was submitted to the Building Department last year. This revision changed the location of some of the plants at the entry. 2. Because of lack of permeability of the soil in the front garden area, we had to install an underground drainage system in the planters. We did not have enough room for the double foxtail palms next to the building. This problem was increased by the fact that we enlarged the arbor. Therefore we installed "Travelers Palms" instead. Two of the three Foxtail Palms next to the wall are installed. However we felt we needed more palms here and put in two "Coconut Palms" instead of one "Foxtail Palm". 3. During construction we noticed how objectionable the view to the south was from the front entry. We decided to increase the height of the privacy wall and install three more 'Travelers Palms" instead of the three "Copperleaf' plants. 4. At some point we added "Copperlear plant on either side of the front garden entry. At the time of installation the landscape contractor could not find these plants in the sizes specified. I therefore instructed him to install the "Rooster Tail croton". 5. When the grease traps were installed, we were told that they had to be set higher than was previously thought. This created a problem with our grade sloping to the existing parking lot. Therefore, we had to install the small retaining wall. The sight of this is somewhat objectionable, plus the fact that it became a haven for the local skateboarding club. We decided to install the "Climbing Fig" vine to solve both problems. 6. During installation the owner decided that he really did not care for the "Dwarf Crown-of- thorns". We replaced them with the "Pentas". The plant count is the same. 7. At the front of the building the number of "Variegated Arboricala" that we originally specified did not quite do the job as I intended. We installed twenty more plants. 8. The "Copperleaf' at the northwest corner of the building, as I have already mentioned, could not be found in the specified sizes. We switched to the "Croton" and installed thirty- inch high "Copperleaf' plants on a two-to-one basis. 9. At the northeast comer of the building we relocated an existing "Cabbage Palm" and added nine "Firebush" and five six-foot tall "Seagrape" shrubs to help screen the A/C equipment. 11. Again, at the rear deck area, we had a problem with the 'Copperleaf'. Here we solved it the same way as before. We substituted a large "Rooster Tail Croton" and then substituted thirty-inch tall "Copperlear plants on a two-to-one basis. 12. Along the east wall of the building we added a "Green Buttonwood" hedge for a foundation planting. This was purely an aesthetic change. 13. At the same area we were only able to install two of the three "Coconut Palms". The bulkhead had been replaced with a new wall and cap. There are several "deadmen" from the construction in this area. For this reason we installed the extra Palm about 25 feet to the south. 14. At the south end of the building e substituted three six-foot tall "Seagrape" shrubs for the three four-foot "Copperleaf' shrubs. We felt like we needed more screening here. 15. Along the seawall behind the existing Winn-Dixie store, we installed an additional four "Travelers Palms". Again, the landscape contractor was not able to find these plants at the sizes specified. Knowing how quickly they grow, I felt that the addition of more plants would compensate for this. 16. Since the new seawall cap is five-feet wide, we felt that we did not need the curved paver walk. This allowed us to install more of the "Xanadu Philodendrons" and "Crinum Lily". We also put in more of the "Green Buttonwood" hedge. 17. At the extreme south end of the project we installed fifteen new "Coco-plum" plants to fill in a void where the new hedge would meet the existing hedge. 18. We added two "Hisbiscus" tree standards at the front of the building for additional color. 19. We added six "Variegated Arboricola" at the front of the project to screen the backflow preventer. 20. We added fifty "Liriope" to the parking lot area where there had only been mulch. 21. We added forty-one "Heliconias" to the front garden area simply to give the space a more "tropical" atmosphere. I believe this addresses all of the revisions from the originally permitted plan.
