Dear Mr. Hodapp:
This letter is to advise you that the above noted plat was filed with
the Clerk of the Circuit Court yesterday, May 23rd, and recorded in Plat
Book 109, Pages 196 202. As stated to you in previous
correspondence, this office will not issue the Land Development Permit
(LDP) on this proj ect until receipt of the developer's impact fee
originally cited at $353,118.00. In our letter to you dated April 16,
2007, we noted that this fee may increase due to a July 2006 code
change (Resolution #06-057) which changes the impact fee to
$478,610.00. Currently, we are waiting for a response from our City
Attorney on when the increase fees are applicable to older projects
that have not paid the original fee stated in the their Conditions of
Approval (COA) at the time the City Commission approved the master site
plan.

I have reviewed the above referenced plat and have the following remaining comments:
CIVIL
Sheets 9. 16 & 18: The site plan approved exit drive at the north end of the townhomes, on the east side
of the Spine Road, was a right out only driveway, with an extended curbed bulb-out to direct a
vehicle into a right turn movement. These three (3) sheets appear to depict this driveway as a
two-way, full ingress/egress drive, which does not comply with the approved site plan or
approved plat for the property. The applicant indicates a Minor Site Plan Modification will
be submitted to revise the site plan to match the civil drawings. I believe the overall
plat still indicates this driveway as originally approved in the site plan, and with a limited
access easement that currently does not accommodate this proposed change. Since this
plat and civils are not consistent with the approved plat, how can the Cortina plat be
approved? Additionally, we can not approve a Minor Site Plan Modification that is
inconsistent with the overall plat.
GENERAL
1. As with the Renaissance Commons plats, there should be a note that the pedestrian easements
along the canals (25' and 40') are open to the public and not just the residents of Cortina. The
applicant indicates that the dedications for the Pedestrian Easements is on the Boynton
Town Center Plat. Please provide a copy of the language stating these Pedestrian
Easements are open to the public.

PLAT
Sheet 1: Under City of Boynton Beach Approval of Plat, it lists the project as Vistabella at Renaissance
Commons.
CIVIL
Sheets 9. 16 & 18: The site plan approved exit drive at the north end of the townhomes, on the east side

easement continues beyond this plat to Old Boynton Road. It would be helpful if some
