As you know we met on-site Jan. 20, 2006 to discuss and address problems being encountered
with the improvements constructed in.the now abandoned NE 2nd St. NE 2nd St. was
abandoned between Boynton Beach Blvd. and the alley to the south of BB Blvd. with half
going to each of the adjacent property owners.
The chiropractor on the west did a minor modification to his site plan to add parking and
landscaping to his property, including 1/2 the abandoned roadway.
Our site investigation, along with the response from Jeff Livergood (who also visited the
site) indicates that the improvements were constructed incorrectly. Raised curbing,
parking and landscaping extend into the alley right-of-way on the south side of the
subject property (appproximately 5-ft. south and 20-ft. east to west). As a result of
this error solid waste pickup has been affected on his and two other nearby properties.
Trash pickup areas have had to be moved from the alley to Boynton Beach Blvd., NE 3rd St.
and NE 1st Ave. All three of these "new" sites are on much more heavily utilized
roadways, increasing the chances of accidents.
In order to correct this problem the property owner needs to be directed to remove the
southernmost island, curbing and landscaping to allow for the turning movement of solid
waste trucks. Dumpsters and roll-out carts for the previously mentioned properties can
then be moved back to their pre-construction locations along the alley.
Please let me know how you would like this to be handled from here. will you be
contacting the property owner or would you prefer to turn this over to Code Compliance for
action?

side of the alley will not be approved, due to the adequate paved
surface to move the parking spaces four (4) feet to the north and
comply with the code. The parking spaces along the rear of the
building shall be required to be moved four (4) feet to the north,
in order to meet code requirements.
2. The landscape islands shall have a six (6) inch raised curb around'
them to discourage vehicular damage to the plant material.
3. The landscape island to the south and west of the loading dock
shall be shortened to immediately encompass the two (2) existing-
Sabal palms, and not extend southward towards the alley as
depicted.

My client is improving his property located at 212 E. Boynton Beach Blvd. We have revised the plan to
provide 24 parking spaces instead of the 22 that have been previously approved. The landscape plan
also reflects this change. We have been working closely with the engineering department to come up
with the best solution for the parking layout which is reflected in this revised site plan. In our proposed
parking reconfiguration we have added 366 s.t. of pervious area to the site while providing designated
spaces and parking end islands. As requested by the Engineering Department, the placement of the
rollout trash containers on pick up day will be to the east of parking space # 17 to accomodate the
waste service trucks.
The landscape plan reflects city code and provides an aesthetic improvement to the building and the
surrounding area. Native vegetation was used in accordance with the city's code and vision.
