RE: Permit Application for 212 East Boynton Beach Blvd.
As Enterprise Contractors was submitting a permit application for the above referenced address
on October 5, 2005, the technician told us that this project requires a Minor Site Plan
Modification.
Enterprise Contractors, Inc. therefore hereby requests a Minor Site Plan Revision for the
proposed improvements. The scope of the proposed work encompassed by this project is to
enclose an existing concrete slab porch that is covered by an existing roof. This existing porch is
at the rear ofthe building. The site ofthe project is in one ofthe oldest parts of the City of
Boynton Beach and the existing building has been there many years.
The westerly 13.8 feet are to be enclosed with wood framed stucco walls with R-ll insulation to
form a storage room. Said storage room will be accessed by an exterior door to plan
specifications.
The remaining 19 feet of the existing porch are to be enclosed with an aluminum fence with an
aluminum gate on the east end.
No roofing is to be added. The footprint of the building does not change.. There is no additional
square footage under air conditioning. No water or sewer lines will serve this project. The
impervious area remains the same, so drainage is unaffected. The parking lot is unchanged and
unaffected. No portion of this project can be seen from the street.
So, in response to Minor Modification Process (Chapter 4) Fact Sheet provided by the technician
at the Planning and Zoning department:
a. Does the modification increase the buildable square footage of the development by more
than 5%? No. Project merely encloses existing covered slab.
b. Does the modification reduce the provided number of parking spaces below the required
number of parking spaces? No. The required and provided number of parking spaces
remains unchanged.
c. Does the modification cause the development to be below the development standards for
the zoning district in which it is located or other applicable standards in the Land
Development Regulations? No, not to the best of my knowledge.

d. Does the modi fica., .1 have an adverse effect on adjacent o...:~arby property or reduce
required physical buffers, such as fences, trees or hedges? No. Since concrete slab and
roof are existing, physical buffers to adjacent or nearby properties are unaffected
e. Does the modification adversely affect the elevation design of the structure or reduce the
overall design ofthe structure below the standards stated in the community design plan?
No. The project is located at the rear of the existing building and cannot be seen from the
street. Also, we believe the physical appearance will be improved by this project.
f. Does the modified development meet the concurrency requirements of the Boynton
Beach Comprehensive Plan? To the best of my knowledge, this project is not in conflict
with the concurrency requirements.
g. Does the modification alter the site layout so that the modified site plan does not
resemble the approved site plan? No. The modification does not alter the site layout
whatsoever.
We believe the impact of this project on the original site plan to be very minor.
We will be happy to provide any other data or explanations you may require for this Minor Site
Plan Modification.
