RE: Anderson PUD Major Site Plan Modification
Dear Mr. Johnson,
Please accept the following amended request for a major site plan modification
on the above project. The specific modification requested consists of the
reduction in the proposed front setback from 25' currently shown to 22.5', and a
6' wooden shadow box fence at the PUD perimeter along the west property line.
As we discussed previously, these changes are being sought in order to be
consistent with the adjacent Dahlgren PUD (Palmyra), which is the first phase of
this community although it lies in unincorporated Palm Beach County. The
Dahlgren PUD was approved by the County with 22.5" front setbacks, which is
fairly typical for zero lot line PUD's within the county. Additionally, the Dahlgren
PUD was required by the County (as conditions of approval) to construct a
decorative opaque perimeter wall adjacent to the right-of-way and a chain link
fence within the landscape buffer around the remaining perimeter of the PUD.
This requested modification will allow Anderson PUD to be constructed to the
same standards as phase one, which we feel is essential in order to maintain
design consistency and a cohesive overall community incorporating both phases.
Based upon discussions with your department, we will restrict this setback
reduction to single story homes only and allow it on a maximum of 20% of the
total lots.
Additionally this revised plan reflects an additional general note regarding
homeowners not being allowed to remove landscaping in common areas and the
deletion of a general note regarding time of construction of sidewalks.

Dear Mr. Breese,
Attached are revised site plans and written responses for the above referenced community. We have
resubmitted the site plan only as referenced in your staff comments, inasmuch as all other aspects of the
previous approvals will remain unchanged. This major amendment is being reviewed for a limited front
setback reduction from 25.0' to 22.5'. It will be limited to one story homes and may not exceed 20010 ofthe
total lots in the community,
We have also deleted the fence along the south property line and shown a new fence (if the existing fence
needs replacement) along the west property line, This would not be considered a major amendment but is
noted for your records.
