Per our discussion at the group meeting in the Engineering Offices on September 11, 2006, I have looked into the
parcel with the large trees immediately west of the Old Boynton Road entrance to the development, to determine if there
are any restrictions limiting the use of that parcel for a modified entrance for gating purposes. I have not found any
restrictions, only notations of its intended use for picnic and playground purposes. As such, it would seem possible to
locate a new entry drive on this parcel, taking into account the preservation of the trees and a circulation pattern that
preserves a reasonable setaside of the parcel for its intended use. Accordingly, staff would expect to coordinate any
potential changes to this area from the beginning with your engineer. Please let us know if you plan to proceed with this

Dear Mr. Lihan:
The City of Boynton Beach staff has reviewed the revisions to your plans for the above-mentioned
project. The following comments are being forwarded to you for your review and response:
1. The proposed security gates are being placed adjacent to a roadway that is scheduled for
reconstruction. It is the responsibility ofthe applicant to ensure that the proposed gates will
not cause a conflict with the planned reconstruction/widening of Old Boynton Road.
2. Provide any additional right-of-way required along Old Boynton Rd. to support roadway
widening and improvements in support of the Boynton Village & Town Center Projects.
3. Line up the ingress and egress gates, providing a forty (40) foot minimum stacking distance
from the property line at Old Boynton Road. Ensure a turn-around is available for vehicles or
trucks that may inadvertently attempt to use this entrance. Use of a "three-point" turn around
is unacceptable.
4. Provide signing that clearly indicates that the ingress gate is for resident use only. Signing
shall be placed in such a manner that non-residents are advised of this prior to turning into
the gated entrance area.
5. Show proposed site lighting for the gate operator area.
6. Staff recommends using raised curb to delineate the ingress and egress lanes in lieu of
delineators.

The above referenced minor modification, received on September 21, 2005, was reviewed for Public
Works, Engineering, and Utilities against the requirements outlined in the City of Boynton Beach Code of
Ordinances.
1. All comments requiring changes and/or corrections to the plans shall be reflected on all appropriate
sheets.
