With Single-family Residential designation on the parcel, the only use ofthe property is for Single-family residential purposes. Based on recent amendments to the Land Development Regulations, non-residential uses such as schools, churches and day care businesses would not be permitted on this parcel, as it does not front on a major arterial roadway. R-1-AA regulations for construction ofa Single-family residence require that each lot be a minimum of 8,000 square feet, with a minimum lot frontage of 75 feet. In determining the number of lots that could be constructed on the parcel, please keep in mind the likely requirement of dedication of property for street connectivity and any necessary utility easements.
