The uses and areas and within the building are Office 1,535 square feet, Light Industrial 15,172 square feet and Warehouse 1,535 square feet, which is the mezzanine area. The mezzanine area is located directly above the office space. SCOPE OF STUDY: In conjunction with a site plan submission, the City of Boynton Beach Land Development Regulations requires a Traffic Statement. This traffic study has been prepared in accordance with the standards and criteria as set forth in the Palm Beach County Unified Land Development Code, Article 15, Traffic Performance Standards.. ' The scope of the study is to: i) Determine the volume of traffic volume to be added to the thoroughfare system by the proposed Neptune Commerce Center for both daily and peak hour traffic. ii) Detennine if the peak hour traffic is above the 1 % LOS D threshold for the roadway impacted, and if so, analyze the intersections impacted by the project. PROJECT TRAFFIC: The trips generated for the proposed uses are as follows: Trip generation rate for General Office is 22.6 daily trips per 1,000 square feet of gross floor area, less 5% Pass-by. Trips generated for 1,535 square feet of General Office = 1,535/1,000 x 22.6 = 35 tpd. Net trips generated taking into account 5% Pass-By = 35(1.00 - 0.05) = 33 tpd P.M. Peak Hour Trip Generation Rate for Office is 3.40 trips per 1,000 square feet of gross floor area. P.M.
