V,yc-C'/"-'CIJ , ;", ll:.r /' ' L-~,/Y' - TRAFFIC STATEMENT NEPTUNE COMMERCE CENTER BOYNTON BEACH, FLORIDA PROJECT DESCRIPTION: The proposed Neptune Commerce Center will be located at 1320 Neptune Drive in Boynton Beach, approximately 0.25 mile east of Congress Avenue. The 0.969-acre tract is vacant. The Neptune Commerce Center building, with five bays, will have a first floor area of 16,707 square feet and 1,535 square feet on the mezzanine. The use is typically a contractor office with equipment and storage of materials, considered Light Industrial. SCOPE OF STUDY: In conjunction with a site plan submission, the City of Boynton Beach Land Development Regulations requires a Traffic Statement. This traffic study has been prepared in accordance with the standards and criteria as set forth in the Palm Beach County Unified Land Development Code, Article 15, Traffic Performance Standards.. The scope of the study is to: i) Determine the volume of traffic volume to be added to the thoroughfare system by the proposed Neptune Commerce Center for both daily and peak hour traffic. ii) Determine if the peak hour traffic is above the 1 % LOS D threshold for the roadway impacted, and if so, analyze the intersections impacted by the project. PROJECT TRAFFIC: The trips generated for the proposed uses are tabulated, and summarized as follows: Total daily Trips = 121 trips. Total P.M. Peak Hour Trips = 17 trips. Total A.M. Peak Hour Trips = 16 trips. BUILDOUT: Year end 2007 MAJOR ROADWAY LINK IMPACTED: Congress Avenue, a six lane divided roadway 1% OF P.M. PEAK HOUR TRAFFIC: 46 trips, versus 17 actual. Boynton Beach, Fl. 33425 Re: Neptune Commerce Center Dear Mr. Breese: Due to several factors, including Hurricane Wilma and the resulting construction labor and material shortages, we are formally requesting a time extension of one year to submit construction documents and apply for a building permit for the above mentioned project. We have nearly completed all of the architectural and engineering drawings, and applied to the Lake Worth Drainage District for their approval. We hope td be in a position to proceed with this project in the near future and would hope that the City would be kind enough to grant this extension request. The City Commission granted site plan approval on March 1. 2005. To date, no building permit has been issued for this project. A building permit must be secured within one year of site plan approval in order to maintain the vested status. The Land Development Regulations Chapter 4, Section 5, provides for a one-year extension for site plan approval if the application is submitted before the expiration date.
